The California surge is one of the reasons these prices shot up.

Apartments usually raise rent annually by about 3% but obviously greedy Wallstreet gamblers came in like a shark creating human tragedy. This bill must pass period.

I think it’s a good bill so we don’t become CA .

Hahahaha I literally just moved out of one of the house in the background. It was $2000 a month for a 2 bed 2 bath. It was owned by a corp and it’s like they penalize u the longer u stay. Our first year was $1200 and we signed for 2 years but even with that contract we agreed for the price to go up by $50 the next year. When we signed 1 more year they bumped it up to $2000 and we had to agree to at least a 25% increase per year or whatever market value was. So we gave our notice and moved the f out. And we had to pay them $250 for any hoa ding even tho the hoa never charged us and we had to do the work. We got dinged 3 times for a small weed yes singular so that’s $750 to the property managers even tho the hoa gave just warnings. That community was also a target during the pandemic and the tow companies illegally towing cars. And then charged us $8000 after. I am so glad we never have to worry about renting. And to the mother in this story there r still cheap apts. we have 2 bd little apts in town we own now and we rent them out for $550 a month. There’s still good ppl here. We’re just being over run by the corp who don’t care nor live here.

Well if your buying an investment property right now, the rent will reflect these new mortgage prices/rates. Home prices and interest rates need to come back down to something reasonable.

If you buy 2000 from Wall Street as in Institutional Investment? The whole Las Vegas Strip and tax base will collapse. No workers here to work as they will leave priced out. He is correct.

I am an Independent, but he is correct. Institutions are coming in from NY Wall Street and buying all these properties to make money in Investment Funds, jacking rents. If The State is not careful and proactive? There will be no workers to run the strip and the whole tax base will collapse. They must put a stop to Institutional Investment otherwise? The whole place collapses. Trust me :) e.

Very well said. I actually just switched my voter registration from independent to not affiliated with any party. But yea I’ve been screaming about this out here for 3 years.

The problem with his legislation is that it says the president can declare a “housing emergency” at will with no objective standard to stop such actions. Cause we all know there is nothing as permanent as a temporary government program.

American Greed, on the other hand you have some selfish individuals opposing the low income housing proposal project on North Decatur and 215

When your government prints over 2 trillion dollars the purchasing power of that dollar you had before isn't going to be the same. Hence it makes sense prices will increase.

Wait wait. Let me guess. The opposing it cuz they aren’t against low income housing. We just want them to put it somewhere else. It’ll bring their property values down. Am I close.

Gods Speed Representative, YOU ARE CORRECT! Capping Institutional Investment is correct. Tell them the entire work force of The Strip will be priced out and there won’t be enough working families and the whole tax base will collapse!!! Stay strong 💪
