Supply and return register should be blocked to prevent drywall dust from entering the duct system preventing molded growth.

... it also prevents nesting! However, the HVAC units in Arizona are typically not in use during the drywall phase. Therefore, covering returns & registers is more so to keep the birds out.

Hi Rob, thanks for your feedback! In Arizona many of the new builds refer to this inspection as the pre-drywall phase.

Bath fan exhaust hose should have a small trap in hose near the fan box for moisture doesn't leak back in. Good video.

Overall good video. Plumb walls means the vertical aspect… what you reference is the drywall will be on one plane.

I enjoyed the video, it was very informative. The inspector was very thorough and explained very well that the unknowledgeable can understand. Hi Jeff, thank you for your comment. Please keep in mind that this new construction home inspection is based off Arizona state guidelines. Each state has different materials. This inspector credentials include a degree in architecture of which he performed in that immediate field for over 12 years and another 12 years as a civil engineer.

In our areas were required to block three sides of the supply Hvac boxes. There should be a kink in the exhaust fan to create a water trap so it doesn’t run back into the electrical fan and light combination or even a heater situation On the Plum wall reference. that is an incorrect statement. It’s only planned out. You cannot use a level like that to show plum. It’s called shimmer and shave where you make all the studs similar so it plains out flatter after drywall. There are numerous southern small and fractions, but overall is the cheap builder version of a custom home.

Very interesting that there is minimal OSB sheathing on the home…. Like just the house wrap… idk about that…

Good observation Antonio. OSB is primarily used structurally to resist wind loads (particularly in Hurricane prone regions). Builders in Arizona have the luxury of building homes more affordably because their designs to not have to meet the tough standards of Florida, Texas or California. For example, Arizona does not utilize design components to offset seismic activity from a Cali earthquake or to sustain snow loads of a Wisconsin Winter. All structural components are verified by structural engineers based upon the region of construction.

Doesn't matter who built it. who designed it. or who inspected it. Every single home has issues. Many more so on tract homes

Why is there no sheathing on the exterior walls? It appeared to be only house wrap which should go on the outside of the sheathing.

Builders in Arizona have the luxury of building homes more affordably because their designs to not have to meet the tough standards of Florida, Texas or California. 🤔🙄 ... We are situated in the desert, (aka, Arizona). There is very little moisture content. We also have subterranean termites as opposed to dampwood termites.

The plates to prevent nails from damageing electric and plumbing lines is on the surface of the studs ,can't install the dry wall flat.there are other mistakes but why were they not talked about ?

Are you familiar with home construction? Thousands of homes are built utilizing this method and have perfectly flush walls. These plates are approximately 1/8" of an inch thick and can not cause a noticeable deflection.

Pressure treated lumber is not required on interior walls if there is vapor barrier under the concrete. Do you check the truss prints for proper bracing and nailing of all girder trusses?

The majority of New Home Slab on Grade Construction in Arizona does not utilize a moisture barrier between the concrete and the base aggregate. Therefore, pressure treated lumber is common. The requirement for permanent bracing is not apart of a home inspection. We are not provided with structural plans by the builder, nor do we perform "CODE" inspections. Code related certifications are performed by the municipality.
