fifteen years ago I got engineering on containers we used for studios. I brought them to my ranch. Now the code enforcement wants "As built" and "engineering" on these containers. I use the containers as "equipment" . Sometimes wind breaks, sometimes storage. Sometimes as a privacy buffer/ fence. Is there any grandfather clauses or solutions or do I get rid of 15 containers that have holes in them? I have looked at 1604.5

Most municipalities have not adopted the most recently written codes yet. If you were able to use your containers on your property already without any code related issues, then you probably still have the grandfather clause in affect. All municipals are a little different as to what they require though. So, if in question, it is best to check with them.

My thesis: "Zoned Into Extinction" addresses the failings of the Euclidian designations providing residential over here, commercial over there. 'It' supports the transportation industry and our bloated statutory legal system at the expense of urban livability. This circles back to the LIFE SAFETY issues which even gifted and competent architects may overlook. "Access and Egress" is rudimentary and involves more than a suitable 'fire escape.' In a tiny house it can affect every finite aspect of the plan.

I have a couple of containers I'm about to turn into sleepouts. Spray foam is very expensive here in NZ. My current plan after much thinking is to seal a 250micron polyethylene film to the inside of the container. Then timber frame with glasswool batts. Then a tyvek/polyethylene wrap before drywall. If the moist air can't get to to metal it should work ok. Your thoughts?

Be sure not to trap moisture against the inside face of the metal wall of the container with the 250 micron polyethylene film. I have always used tyvek on the outside face of my buildings. Maybe you are concerned that there is more moisture inside the container than outside and that is why you are proposing to put the tyvek on the inside wall.

Codes can seem to be intrusive. But, they have their reasons. Stay safe.

...and, Larry, don't forget all of the subchapters of the IBC electrical, plumbing, structural, and NFPA 101: THE LIFE SAFETY CODE!!!!!! These are just a few of the reasons why you should at least consult with an architect or other design profesional who is familiar with these issues. You don't want to get caught off guard (and unprepared) when some "book-smart" building official shuts you down on-site with some obscure code requirement that you were not aware of (or, maybe just forgot)...and be aware that some states have their own VARIANTS of the standard national codes!!! Thank you , Larry, for making the builders more aware of codes!

@Live in a Container I don't know. I feel like it will do some goof and some bad. But more good for people. I see people build houses out of these and somehow they get away with poor quality building. Also when I tried to build a house out of shipping container in Washington state 10 years ago, they wouldn't let me. My building department told them that there is no code yet. And they don't know enough about it to allow me to build it. So I never did. We even hired a structural engineer but the building department still didn't approve construction docs.

@@LyudtaruIf there was no reason other than they do t know about it, that can’t be an excuse. As long as it confirms to certain codes and structures are approved, they have to consider. They might hire their own engineer to review at your cost. If it goes to court, we don’t know about it so we refused won’t fly.
