Nice vlog. Question, what's the minimum you like to make on these 1 to 2 bed conversions, what kind of numbers did you do these ones and did you require planning?

@@lhefe85 They are still in progress so cannot talk on concrete numbers as they are all predicted profits. But I would say work in % RIO Annualised because making 100k in 2 years after investing £300k isn’t as good as making £50k in one year if you only invested £75k… if that’s makes sense

With flat 2, as you just bought it, are you entitled to bunch together with the other land lords to buy the freehold? I thought you had to own a property for 2 years to be eligible to buy the freehold?

So in regards to buying the freehold, there isn’t a time restriction. The restriction needs to be that over 50% of the leaseholders need to come to come together to buy the freehold. I think you’re mixing it with the 2 years required to extend the lease within the leasehold reform act.

I’m assuming they’re leaseholder flats… do you need freeholder approval to change 1-2 bed flat? Can a freeholder refuse you permission to convert from 1-2 bed?

@@bartoni79 Yes you do need freeholder approval. Interesting side note even if there share of freehold you also need approval from your co freeholders. In terms of can freeholders say no, short answer is yes they can, longer answer is you can generally fight it as most leases have a clause that says something along the lines of “freeholder consent cannot be unreasonably withheld” so you need to ensure your plans are reasonable and not detrimental to the building or other leaseholders.

Have you ever had issues getting consent? What are the challenges? Do you normally get consent prior to offer being agreed, prior to exchange or after completion? Thanks in advance for the help
