Jerry, This is also known as a "Whole-Tail" deal. I know a guy in my market, who took down a property, added $120k the the price and sold it shortly there after. All he did was change the locks.

The “takedown method” is just flipping as opposed to fix and flip. With land, there is nothing to “fix,” so we just call it “flipping.” Same as the “takedown method” - no difference. I'm not sure new terminology is needed. With that said flipping is way more ethical than wholesaling because there is no hidden contingency on finding an end-buyer - so there’s no need to be disingenuous with the seller to make money.

The only real objection I can think of is on the Dispo end where the end buyer would say “Well they just bought it for $xxx,000 so we’re going to only offer $xxx,000”… then again that would be your realtors headache to deal with so , THANK YOU JERRY YOU ARE A FLIPPING GENIUS 🙏

Yes! ... We do this pretty much exclusively ... Most of the time re-selling the "As-Is" property on Seller Financing (on payments) and creating a Note ... You highlighted the benefits beautifully, Jerry! ... ✅ No wholesaling "red tape" from the state ... ✅ Making your offer more appealing because you can waive contingencies ... ✅ No extensive (and costly) rehabs ... ✅ No need for a dispositions team ... ✅Bigger profit margins on the back end ... You could also add in there that ... ⭐You are GUARANTEED to close (as opposed to wholesaling where you may need to cancel the contract) ... ⭐ You can legitimately (and honestly) position yourself as a TRUE end buyer when making your offer ... ⭐If you get stuck, there's always the potential to rent the property out and refinance to pay off your original funding seeing as you actually own the property ... Lots to love here, Jerry!

Highly considering doing this instead of wholesaling now, after I look into it more. Does it have to be done local or can I do this virtually in any state?
