That piece of timber at the start that you originally thought was holding up the bricks is doing something very important. It's acting as a massive bait for termites to make their way in from the mulch beds butting up to the building... unreal...

Unfortunately the Australian building industry has gone to shit, not just residential but commercial as well. I have been in the industry for 35 years and run a business in the commercial sector and I simply cannot win a project as I am now competing with Chinese and Lebanese contractors, who do not have trade certification at all and the garbage they produce is shocking and they are getting away with it. The big builders no longer care about a proper experienced and qualified contractor they are after the cheapest price. This is not only going on with finishes trades but also services trades and others, it's rampant throughout the industry. It's so bad in Sydney that I will be closing my business down as I just cant stand this any more

There's a big problem when some of the owners intend renting these properties out; they then take a far less strict view of their own property having the attitude of 'oh it's just a rental so it's not that important' but this is what allows shoddy workmanship to proliferate.

What are the possible 'realistic' outcomes of all this? Surely the builder won't be made to rectify the out of plumb walls, or rip up the bathrooms to do the waterproofing properly (even though I think they should). So what is a likely resolution, and what is the deterrent for them to not do it again? Oh, and will the original certifier receive any kind of punishment?

My daughter has been waiting 3 years to have a town house finished in W.A With over 100 defects including serious structural defects & insurance fraud by the builder on Osborne Park who has now gone into liquidation. Self certification is the problem. Legal action is taking place against the directors & supervisor. All that being said, you have to question the trades responsible in all this & they should also be brought into account & and penalised, including loss of licence.

As a tradesman, I have been , and still work on these houses and let me tell you, If they tell you to work on a shit house you can complain all you like but either do it or " see you later" and no work. All very well getting all upset at the tradies but when there is no money coming in then everyone will ease back on their morals. Think of your own job and start complaining and suddenly you have no work, no money and your labelled as a whinger so can't get work, no money , no prospect. How you feeling?

@russellclay9506 I guess I'm different, no one will ever force me to lower my standards, if you have to go down that road you need to question your yourself & maybe look at getting into something else. Most trades are crap on a good day you literally have to hold their hand unless, of course, they start crying in their tool bags.

I'm retired now and owner built all my homes accept for the last which was built by a project builder. @dragginmedown
@dragginmedown Жыл бұрын
The splits are used because the slab is most likely lower in that spot so they do that to avoid a big mortar bed which is also non compliant. It’s hard sometimes, splits are actually ok just doesn’t look the best. The overhang is worse. Should have been patched by concreters

@@gaillaffer7579 yeah it’s hard because if you don’t lay and want the slab fixed you will lose money. But honestly as a bricklayer splits are fine, it’s a silly rule. If it’s covered by a footpath it’s compliant so it’s not a structural issue. But the overhang is.

The thing that worries me with this house is the foundations being too short. The standard brick in Australia is 230 mm wide, 76 mm tall and 110 mm deep. The gentleman measured 50 mm that the brick was overhanging the foundations. That means that the brickwork is 5 mm from the balance point. Think about that for a minute. If there is a mild earth tremor, what is going to happen with that wall? From what has been seen, has the bricklayer used enough brick ties to hold that wall in place? From what has been seen with the other trades... I would not like to be coming out the front door in an earth tremor / earthquake was to occur! Remember the images from the November 2021 'quake in Melbourne, where a brick wall collapsed from height to the roadway? This gives more weight to cored bricks that can take reinforcing and be backfilled with cement. At least you have a minimum of a N12 bar running the height of the wall, which ties things together. Then, if that is done properly, you also have a minimum of a N12 bar running horizontal, filled in cement, every 600 mm in height of the wall.
@DavidNotSolomon
