Usually people would check for asbestos before purchasing an older house. I'm surprised the house inspector didn't catch it. Sorry you had to deal with it. I'm glad you did your due diligence to check.

There had been work done previously and they hadn’t encountered any, but we wanted to double check before we tore up the kitchen. Everything with this house has been a very slow process 😣

The inspector doesn’t test for asbestos, the only thing he could say is ‘house may contain asbestos because it was built before the 80s etc’.

In the UK because the surveyor can't cut holes in somebody else's house so they caveat most things with a report like "ceiling is stipple effect - may contain asbestos as asbestos was used extensively between 1950-1990 and a separate asbestos survey is required." So you can only really test once you've bought it... I'm not sure the seller is going to agree to "May I cut a 1 inch chunk out of your ceiling, walls and any extensions/garages that were built later than the original building so that I can have an asbestos survey and offer you less money if it is positive!" 😄

Ya home inspectors don't test for asbestos. Many old homes have atleast some asbestos somewhere. It's just reality. So prepare and save money to deal with the issue if need be. Or buy a new build is pretty much all you can do unfortunately.

I almost feel like the previous owners just covered up the asbestos rather than deal with the problem.

Most popcorn ceilings contain about 2% asbestos. If you wore respirators and wet the material well, you would probably be ok and safe lots of money. You can buy sealants to go over your asbestos flooring. The asbestos flooring generally doesn’t have to be removed.

Having an old house I would suggest even if it has been abated to never knock out walls. Don't open up a can of worms. Home inspectors generally do not check for asbestos.

Congrats on the new home! Hmmmm are you getting permits for these? Don’t think you “need” them. But contractors take short cuts so having a permit will make sure they do their job correctly. I’ll be costly and may prolong the project if you get a permit FYI. Also, on the contract ALWAYS but a deadline (date) so you can keep the contractor or whoever is fixing up your house accountable. General guestimate of how long it should take... double the amount of time they quoted you for lol. Bc they’ll find something that’s interfere with the original plan which will prolong it.

We had that issue when we got our old house too. We had to get the asbestos removed from our attic and it took one month to get it abated. Simultaneously we ended up with a pipe bursting and flooding the kitchen. I was pregnant at the time so we had to live elsewhere, so stressful!

Congrats on your new house! My dad just recently had the bathroom renovated and it took two weeks. There were days we couldn't properly take showers. Renovations are not fun.

I think Ben mentioned on instagram that they moved because of schools for their kids. Their old home was great to access the city but the local schools weren't great.

If you are considering a home built before 1975 expect: Asbestos, Mold and Lead-Based paint. If these things freek you out, then you need to seriously consider buying/renting a home built in the 1980's or newer. I KNOW, I'VE BEEN AN Asbestos & Mold abatement contractor for 22 years. It never ceases to amaze me when super/hyper sensitive people buy/rent old homes and then want them lead-based paint & asbestos free. If you're that sensitive then GET A NEWER HOME!!!

You could’ve removed the asbestos by yourself btw. Mastic is most of the time no friable so you would be able to remove it without any fibers in the air
