I remember when we first purchased our home, all we could afford was to move some plumbing. I used to take my friends past the orange shag carpet, to the basement to “admire “the new black plumbing pipe🤣

Thanks, I agree it is important to deal with some of this stuff first. That way you don't have to redo work after when you have partially finished spaces.

Oh I know you wouldn’t live in an orange house one day longer than you had to. I’m sure it will be sophisticated modern and very cool. I love all of the work you have done in the past. And this house has the bones for post modern direction , so it will be an easy transition. ( not nullifying the blood sweat and tears that it will take)

We dont own a house but moved from an old building into a very energy efficient . "passive house" as we call it. Its so effecient that the windows need to have automatic vents inside of the frame to avoid mold. I have to say- every room does not take more than 5 minutes to warm up even in the winter even after leaving for a holiday. All the doors etc. have a seel to avoid airflow and heatloss (air condition ist not a thing here in germany ).But the REAL plus for me is not to melt in my homeoffice. If we dont open the windows in the summer all the time, i'm freezing while its 36° Celsius outside. We also pay much less of cause. win-win-win!

We also did invest in isolation. Roof, walls, floor and windows. We spend arond €25.000,-. But still we pay €275,- a month for our gas and electric bill, because of the taxes we have to pay. It's at least half of the price we pay...😢 here in the Netherlands.

Wise investment, I appreciate the guts of the home being taken care of first especially in a home that I live in. Cosmetic changes can be done overtime. Is it true that some say if you replace outside siding of the home that it lessens drafts coming in making home even more efficient?

Technology has really improved since our home was initially built (1963 ish). I would agree that with new house wrap and updated siding a house would be more efficient. Other things to think about are fire resistance - new siding like hardy board is significantly better compared to old wood siding.

We failed too! Instead of the Federal loan/ grants - we went with a municipal loan ( absolutely zero interest - repayable over 15 years) and the Federal grant portion. It really helps a lot with your reno budget!

And that is these grants you talk about that you received were they for like a bathroom remodel and windows, and the solar panels? Or did you pay for all those items? I have seen these Grants things popping up in my area also but wasn't sure if the Grant pays for all of it or do you pay for it? And then what does the Grant pay for? I could you use help with a new walk in tub due to medical issues I have. Any info would be greatly appreciated!! 🙂❤️🤣

We used the Canadian Greener Homes Grant, and the British Columbia CleanBC Better Homes. I am not sure they would cover items due to medical issues as they are more designed for energy efficiency.

We’re in Canada, and they have provincial and federal loans right now for energy efficiency. All of the upgrades we did would fall under that category. If you’re in Canada, you should definitely look it up! If you’re not, I would still search government websites cause you never know what’s available!
