I went out there last week to have a look at a real tiny home village. It's still developing, but Dedria offered good information and insight into what's coming. I'm excited to see it again after the big opening. I ended up having lunch in town and was impressed with what the area has to offer. Diedra's village is tucked into a lovely area that's thankfully not isolated. It looks hopeful!

Incredible Tiny homes in TN have several environments for $200 a month. This is great, but a bit pricey!

I see where a lot of people are complaining about the price, but most don't know what the cost is to set up the infrastructure for this type of community. It has been my experience that my people (black people) always complain about the cost when supporting a black business, but never when it's a white owned business. I know some of you are going to be mad about what I said, but it is what it is. I hope she doesn't lower her prices and see that the right people will come and pay what she's asking. I know from research, each spot can range from $10,000-$12,000 to run water, sewer, internet and cable.

I see your point. I think it's also just a challenge to keep costs low and still make sure they can pay their expenses too. Maybe for larger lots there's more opportunity for lower lot rent fees.

It's all depends on where you're from. This is a great price for NC. I've see where spaces this size rent for $2,000 here in Florida and yes, people pay it. If I were still in the Charlotte area, I would jump on this quick!

I see your point, I know other people have mentioned this before too. I’m just curious though, what seems like a fair price to you (I’m opening this up to others as well)? And what would that price include? I genuinely want to know and I’m also trying to figure out what is a fair price considering everything the developers have to put into these lots.

@@MicThinksTiny . I would base the decision on projected profit margins relative to revenue, like 10% or 20%. For instance, if your profit margin is 10% and the costs are $500 per lot, a fair price would be $550.

I can understand that logic! The only thing I keep coming back to is the time it takes for a return on their investment. $550/mo is $6,600 per year per site. For a larger site like 100 it’s a lot but for a smaller site like 10 it’s less than $70,000. If we assume they paid cash for their land (most probably don’t), they won’t see a return for a few years. What are your thoughts on this from the investment side? What amount of initial investment vs annual revenue would make it a worthwhile investment for you?

The brochure linked in the description doesn’t mention anything about high speed internet, that I could find. Do you know which provider, and download/upload speeds, will be included for the monthly $650 rent? Also, in your interview, I got the impression that renting one’s home out as an Air BnB wouldn’t be allowed, but it’s expressly stated as an option on the brochure. Could we get clarification as to whether the neighborhood will require owner occupancy or not? (I prefer to live in an owner-occupied area.) Thank you!

A 20' x 40 ' lot seems kind of small, especially since a lot of park models are 12' wide and over 30' long. And the parking areas will take up space. And the brochure says that they only allow park models.
