I see where a lot of people are complaining about the price, but most don't know what the cost is to set up the infrastructure for this type of community. It has been my experience that my people (black people) always complain about the cost when supporting a black business, but never when it's a white owned business. I know some of you are going to be mad about what I said, but it is what it is. I hope she doesn't lower her prices and see that the right people will come and pay what she's asking. I know from research, each spot can range from $10,000-$12,000 to run water, sewer, internet and cable.

$67,000 for a 400 sq ft (the largest of park homes) tiny home is >$167/per sq ft. *THAT IS RIDICULOUS* There are many markets within the USA where you can buy a whole damn house for less per sq ft.
@MicThinksTinyКүн бұрын
Hello! Yes, the price per square foot may be larger than for a standard home but not everyone wants a 2,500 sq ft property (average home size right now) and you can't get 2,500 sq ft home for $67,000. It just depends on what you're looking for.

I was originally concerned about resell value prior to purchasing a tiny home. Was tiny home buying a fad? Would my home depreciate like an RV? I purchased a 399 square foot tiny house in 2020 for $76,000 and sold the home in 2021 for $97,000.

Tiny homes were originally desired because it was affordable, however they are now the cost of regular homes and that doesn't even cover the land for tiny homes. That is a bigger expense.

Hello! Thanks for watching. I can appreciate your comment. It really does depend on the person. For some people, it is a useful investment in the long run for a short-term rental, if they want to put it in their backyard for a parent or child, or if they're downsizing from a much more expensive place. I know it's a far cry from the original prices in the industry but for some people it makes sense.

Thank you so much for doing what you can to help the homeless individuals with their mental health issues. Personality Disorders abound amongst the homeless (not all, of course, but far too many) and they really need stable house first before anything else. Once they have stable housing, they can begin working on DBT (for the borderlines) and TFP (for the narcissists). I've worked with some in this community off and on since 1991. You find some very kind & some very entitled people in the population. Wishing Agape Village the very best~

I find the assisted living comment hilarious. Gen X are the 55+ generation. We grew up raising ourselves and are far from the assisted living kind. Are you serious? Sure we may want a little peace and quiet but we’re not rotting away in our tiny houses. I grew up with an engineer grandfather who taught me most of what I know. I designed my own tiny house along with a hobby shed with bathroom and guest room. We’re not old we’re just getting into a new gear, top gear…

I know this is a stretch, but I think the market needs a development that sells the lot with the home. That's the only way you build equity.
@MicThinksTiny23 күн бұрын
Hello! Yes, it's definitely a stretch but I agree with you. If that development existed, what is a fair price in your opinion for the land itself (assuming it's a standard 40' x 40' or so lot?
@kevinpatrick516222 күн бұрын
@@MicThinksTiny keeping in mind that there will be development costs, I still think the lot itself could be as little as $90k. It could even be less if you're talking about a development of 200 or more homes. This is not a new concept. I myself lived in a neighborhood developed in the early 80's that had a mix of fixed modulars, including single wides, and site built homes. It exists just off I-25 at the Windsor exit north of Loveland Co. It's called Front Range Shadows. It is a nice little community. We just have to get our building departments past their hatred of modular homes. These could be the actual solution to our housing crisis. Cities need to also understand that when they are welcoming of this concept and it's done correctly, there's an absolute long term benefit to this sort of investment. They would be expanding the pool of people paying into the property tax base, supporting the utility infrastructure through utility payments, and these are usually move up buyers, so eventually they are able to buy into more affluent neighborhoods opening up their old house to a new generation of home buyers. This is not rocket science.

@seattlesauce23 күн бұрын
I think it's great that this is being done. I wish more people would start tiny home communities. It's almost impossible to get a tiny home anywhere here in Seattle unless you already have a permanent residence on property. Sucks! The only thing I'd say is that you can't call a 60x60 lot "spacious" that's an insanely small lot and you will have neighbors on top of each other. Think about, that's about 22 feet on each side of you before your neighbor is right there. Go outside and measure 22 feet and see how close that is! Anyway still like the idea appreciate the endeavor.

I think these tiny homes are going to go out of fashion soon. You’re basically living in a closet and they aren’t built like a regular home. I’ve seen a lot of tiny home owners complain about problems like mildew and moisture among other things. Mobile homes seem like a better option for those who can’t afford regular homes.

@le_th_23 күн бұрын
You def know your stuff. Private equity firms (read: Blackrock/Blackstone) have been buying up mobile home parks and RV parks since (at least) 2006 in California, jacking up the lot rent 200-400%, forcing these individuals to either pay the thousands of dollars it costs to move from one lot to another or just abandon their mobile home there. Since 2006, they've bought up just about every desirable mobile home park in California, and even Gov De Santis has to step in recently in FL and force them to give people 180 days to find a place to either move or to come up with the money to stay because they've jacked up the lot rates there so high (after the owners sold to private equity firms). Blackrock/Blackstone have destroyed the US real estate market and now they've bought up so many hospitals that they're destroying people's lives by forcing them to declare medical bankruptcy. They are the most morally bankrupt company. Their CEO definitely embodies his last name: Fink. Some investors have learned what Blackrock/Blackstone is doing and they are developing these tiny home communities with the intent to sell to private equity firms because they can make several million fairly quickly. I'm really glad you are aware of this. It is a HUGE problem in the US, and because it started a few years before the 2008 crash, it is only now getting the media attention it should have gotten 18 years ago. Oh, and private equity firms are also buying up storage businesses and jacking up the rates there, too. They are destroying people's lives. It's simply insane. They've got most of our housing/rental properties, our hospitals, and next they'll be going after our food. smh

Hello! Thanks for watching. I can appreciate your comment. The entire housing industry seems to be shifting to a land rental vs. own model. I plan to make a video about it in the future. What is the alternative, in your opinion, for people who can't afford to buy land or buy a traditional house?
@MicThinksTiny23 күн бұрын
Hello! Thanks for watching. What's the solution, in your opinion? Does this all go back to local governments not regulating that businesses do? I'm trying to think about what people can do from a practical standpoint if that makes sense.

As a native of the Dallas/Ft Worth area, the renting the land is a problem, but so are the hailstorms and tornadoes. Our auto dealers have hail sales for all the pock marked vehicles that get damaged after hail storms roll through, and I doubt anyone in the US fails to understand the dangers of tiny home in tornado (or Dixie) alley. I've been looking into tiny homes since 2010, and finding land to legally park one is the first issues. The second are the tornadoes/w/wildfires in certain areas of the US. A tornado is the biggest issue, as they will just pick up a tiny home and toss it like a child tosses a Matchbox car. That said, if the owner sells their development to Private Equity company like Blackrock, who owns most of the mobile home parks and rental properties in the US, you are royally screwed. They double, triple, and quadruple lot rents in the parks they buy. This is how so many retirees became homeless in California and Florida. Heck, even DeSantis had to step in and force Private Equity to give the people they were evicting 180 days to find new land or to default on the lot rent and abandon their mobile homes on the lot. Thousands and thousands of people across many states have become homeless over this, and the vast majority were elderly, ill, disabled, or single mothers who couldn't afford the $10K it costs to move them from one park to another. It's frustrating because I have never wanted a large home, and good luck finding small homes in Texas where they think everything needs to be bigger. *eye roll* I've been looking since 2010, and following the rules and laws as they change over the years.
