100%. So many new wholesalers are spending money on lists, SMS platforms, CRMs, cold calling platforms, etc. I've seen so many new wholesalers quit quickly after they start. It's because their marketing costs a lot of money. I made that same mistake in the beginning. But later I switched to mostly agent outreach and JV deals. I also developed my own free marketing method that allows me to reach out to sellers right before they're getting ready to list with an agent. I build rapport with the seller who then passes me on to their agent. This gives me leverage with the agent and makes closing them a little bit easier. I call it hybrid wholesale for lack of a better term because it mixes direct the cellar marketing with agent Outreach. It's another great free method.

That hybrid methods sounds like an amazing way to outreach! Would you by any chance be able to explain how it works a little more? (Specifically, how you’re able to get access to the seller right before they’re about to list with an agent)

@@jordanmendez3517 good question. There are a couple of lists that I build on my own that are basically like a crystal ball to inherited properties. Because those properties are inherited, The seller is usually in the process of getting the property ready for listing. There are a couple of places where you can get this information but it's my secret sauce man! Lol

There is a reason why he is the goat of wholesalers on KZbin, he has earned his position no doubt. Why you think he has all th subscribers and views he provides value forsure. You can just tell he is a genuine good hearted individual as well. Love this guy and never met him. Yet. Jerry you are flipping genius!!!

I totally agree, ive spoken to at least a dozen different lead promisers and they want soo much money, i have no problem getting deals on my own in my area and at this point people send me stuff, plus I know a few wholesalers, I have wasted thousands of dollars for no results, so I stopped and Im happy just doing a couple deals a year

Hey Jerry. Claude Diamond says these Magic words, "We're in the business to make money, today. Not tomorrow. Not next week. --- But today." To clarify --- If you have a lead type that is willing to sign a contract today (bird in the hand) it's better than the 10 who say they will sign it in a week after their attorney looks at it. (Birds in the bush) Do you have a lead source that is willing to sign a contract today? Yes. The Rent to Own method is alive and well. Because their mortgage payment is coming due and they're bleeding. They need debt relief --- * now * because they cannot afford to hemmorage the money paying multiple motgages.
