I just did a 'double dip' purchase. (Written up with 2 agents at the same firm.) As the buyer, I did not feel represented at all. Every time I spoke with my rep, it was to benefit the seller. Upon offer review, they called me again wanting me to raise my offer. I finally said: No. Take my all cash offer with a smooth closing or take the other FHA offer and have a miserable closing. Good luck, I'm done! I knew the house wouldn't qualify for FHA as is. They called me an hour later, took my offer and we closed in 10 days. Win, win. But I almost would've rather used my usual agent to at least feel represented. At least I heald my ground!

This is exactly the way I was trying to do with agents before 17 August, because this is how it is done where I come from; the Middle East....all the countries there follow the same way.But they were not understanding my pint, and the agents were thinking i was bluffing, or it was illegal. Regarding your opinion for the future...it might be half true. The value of the buyer agent will rise if they are able to negotiate a great deal. Exactly your mindset, is the future...the agent role will be to find a seller...and then we negotiate with the seller directly, and give the agent a separate fee, not related to the price of the property....yes you are genious...also you are able to create an idea and make people use it,and on a huge scale, you will be able to change the market

I do this all the time in FL. They become a transaction broker (loop hole) and represents the deal. Doesn’t work much if the agent has any type of relationship with their client SELLER, however mostly it works. I’ll be honest with you. I had some agents just say, screw it, and took both sides of the commission to be dead honest. I hate saying this because it’s very illegal lol but who am I to say? Obviously brokerage did some loophole trick that they had. I don’t know. I don’t ask that many questions which I should’ve asked. Now that I think I may go back to Agent and ask how they did that, but I don’t wanna raise any red flags if they were being unscrupulous. Anyway, it’s happened a dozen times already, where I had to learn that dual agency wasn’t even legal in the state lol.

In Maryland, it's always been this way. We've always done a buyer's consultation. And in that meeting, I would explain how I get paid. Maryland is so strict when it comes to real estate. But I guess that was a good thing in this case. 😂

As a realtor I do not agree that buyers agency will go away. Sellers will continue to roll the cost of the commissions into their prices. Buyers and sellers like the mediation to ensure someone is working on their behalf and not just getting a higher commission by working both sides.

Only say buyers agents always needed because Wholesalers esp me like call them see if flipper seeking buy more homes? In land business it's same, call realtor that listed new construction. Ask them if builders still buying more lots? Then big land brokers always needed for knowledge n know cash buyers dealing rural land. For me I need buyers agent. so if you offering 10% commission total, then that just means you need to offer 10% less for your max allowable offer to be able to wholesale it? its already not trivial to get seller to agree to 50-70% of value offer so you are getting an edge with the agent by offering the huge commission but decreasing value to seller making it even tougher for your offer to be competitive no?

Agents have a fiduciary duty to protect their sellers, but if you're conspiring with the listing agent to push a sale for less while appealing to their greed, you're taking advantage of the seller. As a broker, if I discover my agent is engaging in such unethical behavior, there will be serious consequences. What you're suggesting is shady and amounts to looking for a partner in deception. Buying real estate shouldn't work this way, because the next seller could be someone like your grandmother-who, after losing her husband, is depending on the equity in a worn-out home for her retirement, only to be taken advantage of by the "doble dip"?

I never said take advantage of anyone. Present a cash offer. If seller prefers the speed and convenience of cash with no showing, inspections, repairs, appraisals, etc. then take the cash offer. If seller wants a higher price, then list it and try and get more. Simple. Give the seller the option and let them decide.

As a broker, if you came to me with a 'double dip' strategy, I would suggest a different approach. Make it a win-win for all parties, not just the shady realtor and the investor. Propose a fair 10% profit share instead. This way, you could present a legitimate offer where the seller has room to sell for less, knowing there’s still a margin for profit. While this isn’t a groundbreaking concept, it only works between the seller and investor-not between the seller and the agent (not allowed) . In this setup, the agent remains motivated to list the property ethically from the investor and everyone benefits....I would do that deal!

let me see if i got this straight, you pay agent's commission, for example, lets say your original offer is $100,00, but you offered the agent to pay $10,000. so if your original offer was going to be to the home owner $100k, but since now you are paying the agent's commission, you are deducting $10k from the $100k, so now your offer is $90k? if this correct???

But then you as a listing agent doing your client (seller) a disservice for offering less profit. Example: if seller pays out 5-6% for dual agency and gets an offer for $100k, the seller profits $95k which is $5k more than if you offer seller $90k and $10k to the agent. You as a buyer spend same $100k on a deal but seller now received less profit. That’s not good practice for the agent to do
