Great point! I’m not sure this is available on my area. Is this offered in your market?
@veger5872 Жыл бұрын
@@NicoleNark Yes, some Home Inspectors have a service where they will monitor your home build every step of the way to ensure they are doing it correctly! Nowadays, I think it is crucial to hire them, because of the shortage of skilled labor. Additionally, my Sales Assistant friend for a major home builder told me lots of mistakes are being made in their community, and job satisfaction is low for everyone because of customer complaints!

I just recently had the thought of building a new home without a major home builder. Just so i can have it built exactly how i want. I'm currently in my home of 7 years which has doubled in value under my ownership. I want to sell this one and build on already impacted land further away from the public. This is my first video research towards making a plan. Thanks.

My husband and I made $30,000 on our first home that we sold after having it 5 years. We then built and sold that one 5 years later making about$40,000. Been married 35 years-- in our current home for about 26 years where we raised 6 children…. We bought a rental property in 2019. Speaking from experience and hindsight I would recommend that you use the equity to build and keep your home as a rental property. Do the math. I think you’ll be surprised that you can do it! Best wishes!
@PANTYEATR12 ай бұрын
@@janetmalone9629 thanks for your wisdom and advice. To keep my current home as a rental, i would have to overcome my thoughts of a burdensome obligation of being a landlord. If i sell, i could walk away with maybe $150k. That would be a great start on my ultra garage house.

@maxkozarez1141Ай бұрын
Hey Amanda!I totally feel you on how tricky it can be to find the right builder, especially when some just disappear mid-conversation or seem more focused on adding fees than helping. finding a builder who’ll be transparent and respectful to your needs not theirs is impossible. Have you had any luck with getting recommendations from other homeowners in your area?Sometimes folks who’ve just finished a build will have the inside scoop on which builders went the extra mile and which ones to steer clear of.Also, if you haven’t tried this already, checking out builders who offer a firm fixed price might help since it can give you more peace of mind about staying on budget.If you ever want more insight or need help vetting options, I’d be happy to share what I know!I’ve worked on builds in a few different states, so I know how to spot the good one, hmu if your struggling.

Hi Nicole, I have couple of questions 1) is $200k for the entire build including land? What will be the cost of a similar square footage new house in your area? 2) I always wanted to know if building a house yourself using subcontractors is cheaper than buying a new one from a builders (I could take some of the work myself on the weekends. I already took a framing class at a community college where we build a small shed) ? Would appreciate your response.

I’m building my house in Southern California with a friend currently. Literally building it ourselves from ground up. And it’s still costing me 400k for a 1200 sq ft house. How is this house 200k? Just seems impossible. There are a lot more costs such as permits, hooking up electrical to city, city water hook ups, septic if needed, solar panels, and just the general cost of materials seem really low in this build. Maybe materials are a lot cheaper in Arkansas. This guy is a builder which helps tremendously to keep costs down but 200k for a ground up build is crazy low. Kudos to you guys for figuring it out!
@maxkozarez1141Ай бұрын
I get it, Todd Southern California builds are a whole different ball game! I've built in WA, SC, and even overseas, so Ive seen how each place has its quirks and cost drivers. SoCal is especially tough with permits, utilities, and just general material costs that can easily push budgets higher. One thing Ive seen help is sourcing certain materials out-of-state where costs are lower, then shipping them in bulk. It can take extra planning but can save a surprising amount on key items. Also SoCal tends to have peak and off-peak building seasons, and a lot of people don’t realize that starting during the off-peak (typically around fall or early spring) can often get you lower contractor bids. Some builders are more flexible when they aren’t flooded with summer projects. Another thing consider is going with a fixed-price contract if you can. Having the contractor agree upfront on a set cost can really help avoid unexpected fees that tend to stack up in places with stricter building regulations. let me know if you'd like some more help brother were all in this together.

Hey Marilyn! Going the DIY route without any home-building background is definitely a big leap, but it's possible with the right guidance and resources. A lot of people start by getting familiar with the basics, like the stages of building, budgeting, and what permits you’ll need. There are also some lenders out there who support owner-builders as long as you’ve got a solid plan, though finding the right one can take a bit of digging. One thing you could look into is reaching out to local credit unions or lenders who specialize in construction loans for owner-builders. They tend to be more flexible about non-professionals acting as their own contractors, especially if you have support from licensed trades along the way. If you want some personalized advice on where to start or even a walkthrough on budgeting and planning, I’d be happy to help you strategize. Just let me know!

Great job! I am thinking about being the general contractor. I have remodeled many times and built my home from the ground up. Just didnt do all the concrete work. I want to move to Mountain Home and sold my house, with 300k after the mortgage paid off, and in the bank to use. Instead of buying a house outright, is all that I would save by being the general contractor is 30 percent? I am about to turn 67 and don't want to use up my time building it myself. Your 200k house would be 260k if you bought it instead of contracting it? Just trying to figure out the best way to go. Steve

Thanks for watching! On this house specifically, we did end up saving more than 30%. This was largely due to the fact that Kachi did a lot of labor himself. When building for the first time, learn the construction lingo and the permit requirements for the particular State. Have your financing approvals ahead of time. Get a good project manager, if necessary. Find a reliable and trustable builder who uses licensed and certified contractors. Don't overbuild for the area. You can also build in another state, you don't have to live in same state; just have reliable staff and visit the site periodically. When you finish your project, it is absolute joy to either live in it or rent or sell. Then on to the next one.
