COLLECT IDs = We have 50+ properties, and we require EVERYONE to fill out an online ID form using a JotForm. They must upload a photo of a government issued ID and a selfie for every adult guest. We don't budge on it, and Airbnb/VRBO/BDC have backed us every time. Must list it as a requirement in the description. At least two or three times a week we have a booking that refuses to do it and doesn't receive check in info. We keep ALL the money (including the cleaning fee) and we go to sleep knowing a sketchy person isn't staying with us. Hotels require ID. Why shouldn't we hold the same expectation? Run your business like a business. This is not a hobby or a charity. -Jeff

My first booking and I got sooo screwed. They trashed the house AND paid using a stolen credit card. So many red flags that the property mgmt company slept on that cost me, not them. Lesson learned.

Hotels don’t require an ID for every adult guest, only the person who makes the reservation. They also don’t ask for selfies to be uploaded.

@@DebraJohnson Most hotels require not only that guests provide ID (it seems to be required in my state of California) but they also require a credit card "pre authorization" that takes upwards of $200 off of your available credit. They do that EVEN IF it is a prepaid reservation or a business trip paid for by a business client. I agree with the main point that it must be run like a business . 💰

Low season in January got 5 guest that back to back smoke weed in my place constantly complaining to Airbnb and those same guest reports me because of my ring cameras which are stated on my listing and located in front door. What Airbnb do? suspended my account because is a safety issue. I mentioned is a retaliation from guest because I reported them.

Yeah me and friend got a relatively cheap Airbnb for 2 nights but we booked 3 months in advance and we were coming in from Canada to the US. They said we were amazing guests.( They were amazing hosts).

In the update that was rolled out on November 16, 2022, Airbnb has removed pre-booking messages for Instant Book reservations. They have informed hosts that they can ask questions via automated messages. But that happens AFTER the booking has been made. As a result, some hosts have turned off IB or changed their length of stay requirements so guests have to send a booking request when they want a longer stay than the pre-set maximum.

He is smarter than most of my law professors. Most of my professors had library book smarts only. Sean talks at such a variety of perspectives, from the 1000 mile high POV to the "should I take this booking, seems a bit skeezy".... Even if I don't do that well as an AirBNB host, I feel the growth in my brain 🧠 from my attempting to push myself in this new direction will serve me well.

A problem that my wife has recently ran into is that with 4000 ft² clean house guest find some corner to take a picture of and after they've completed a three or four days stay they get a refund from Airbnb because of their complaints. Sometimes there's a small amount of dust or something somewhere but they're complaints are usually over the top like breadcrumbs in the beds and all kinds of things which is absolutely not true because we change all of the linen every single time the customer comes. What are some of the things we can do to stop these scams so far we've lost about $12,000.

Wished I watched this video before my first problem guest. Red flags that checked out: 1) local guests; 2) lead time. Neighbor ended up notifying me which wasn’t pleasant.

i just had my first bad guest. It appears they took a sharp object and scratched my LVP flooring. I lowered my rates to get tenants in slow season. I should have been suspicious when a local tenant rented the place for only 2 nights. They had over 10 people in the home. I raised my rates and set a minimum stay of 3 nights over the weekend.

One thing I will disagree on here is the booking window theory. 75% of our booking happen less than 1 week in advance (with the exception of our prime season in Feb/March/April in AZ). I know we are the exception here, for sure. We've tracked it, and we have just as many issues in the summer (our slow season) as we do our peak. Guests use our places as a hotel alternative. We have a ton of same-day bookings, and those aren't any worse than those booking two weeks out. It's all about setting the expectation and holding that line.

Sean... I'm considering STR on a resort-like mansion near a ski resort in California. I intend to stay in one of the rooms, and rent out 4-6 of the other bedrooms. My concern is: MANY visitors of the ski resort smoke cigarettes -- and especially marajuana. The scent of smoke and SKUNK lingers on the hands, hair, breath and clothes, and absolutely REVOLTS me! It's absolutely offensive! It literally causes me headaches, and makes me nauseous. I want to dissuade these type of people from booking my property, because I don't want the scent of smoke or skunk on their clothes to transfer into my house or my furniture. Since I'll personally be staying in one of the rooms, and be sujected to that disgusting scent in my house... Can I legally: 1) ban ANY smoking/ vaping anywhere on my property - both indoors and outdoors? 2) ban "Smokers" from booking my property, and cancel their reservations and/or eject them from the house and property, should anybody have the scent of smoke or marajuana on their person?

You'll never be able to enforce that, each and every party will complain if you harass them and your listing will sink. I restrict smoking in the premises which is absolutely reasonable and air will back you up on that. I indicate it is only permitted in non-flamable areas of the property; as it is a forested estate, their choices are limited and away from the building, most sit by the fire ring. Tamper proof smoke alarms connected to the main house keep guests honest, perimeter monitoring cameras too, as does the house rule indicating guest responsibility for smoke damage cleaning of the entire building, I have had no violations over 3 years as a super host. Adjust your cleaning fee to reflect the costs associated with carpet, upholstery, and fabric cleaning on a regular basis and make sure your cleaner does walls, windows and inside the closets and wardrobes etc. where guests stow their belongings.

Not sure if it's legal where you are. But at my listings, we make it a house rule to say no smoking within 10 feet of the house. We also ask guests if they smoke before accepting them. If they say they smoke then we ask them what it is that they smoke. We also ask them (for medical reasons, we have severe asthma and allergies and very sensitive to smoke) if they want to smoke then please smoke far away from the house (like smoke at the end of the street), would that be ok? We find that most guests will adhere to this if you ask/tell them upfront or some of them just wont book

Yes to the cumulative red flags of sus guests. It’s interesting though that my experience has been opposite of what you recommend for age Vs local. I’ve had Airbnb refuse to back me up on age requirements. However, my first rule is that local guests must communicate with us prior to booking, and I’ve had Airbnb cancel reservations penalty free if a local guest instant books without messaging to receive approval first. Maybe it’s because I don’t forbid local guests but instruct an extra step?

Just in case you didn't know, people who are using Google Fi as their phone provider also get the Google subscriber voicemail message. So that isn't necessarily a reliable way to tell whether they have a fake Google number or not, they may just be using Google as their cell phone service provider.

here in santa fe. NM. all hosts must own the property and there is a limit of one property per host. Air b n b. does not allow 3 cancellations as you seem to think.

A big takeaway here is to have people book more than a month in advance. I can't do that, however, as I live in my Airbnb apartment and will sleep in a van and use gym amenities when its booked. Therefore I suppose ALL my bookings will be short notice bookings. I didn't even know people were using Airbnb for properties they don't even live in. Will this encourage bad guests?

OK, this turned into a long winded post...... I've seen some STR's in Reunion Resorts (FL), where a 4BR went for $104 per night in August, and I believe the length of stay was for a week. Then the next week it was around $200 or $300 per night. Which to me is peak vacation time. Kids are out of school, families are planning trips to Disney, etc. Now, this was through a "Luxury Resort" management company (Encore) and not booked by the host on VRBO or AirBnB. How can a property management company book nights for less than $250 per night???? Figure the average mortgage on a property in Reunion is around $2,500.00 a month. Let's say that PMC booked your place for 30 days at $104 per night??? That's $3,120.00 for the month. Now, this PMC gets a 25% cut of the listing. You get 75%, MINUS 5% to be put in escrow if you have something that breaks down (ie fridge, stove, washer, dryer, etc). The HOA is $1,200 per mos. (which covers electric, lawn service, lawn watering, cable/tv/internet) So if you grossed $3,120.00 for that month.... minus 25% off the top ($780).... minus $1,200 (HOA).....you're left with $1,140.00 which won't even cover your $2,500 mortgage. I realize there's risk in any business. But how can you control a PMC and let them know, I don't want you listing my property for less than $200 per night. My monthly operating costs (mortgage and HOA) is $3,700.... divide that by 30 days... minimum book would be $123.33 per night. But once you take the 25% listing fees/marketing/etc and the 5% escrow, I'd be in the hole. Even with a $200 per night minimum.... I would only be left with $575.00 profit at the end of the month. That's not enough to quit one job, versus both my wife and I quitting both our jobs. I can see why AirBnB hosts have multiple properties. Either that, or we do the AirBnB/VRBO listings ourselves. The problem is, we don't live where we want to invest (Florida). No one is vacationing in NY/Long Island. And trying to evict an "over-stayer" could cost up to $20k and a year our two in and out of court.

Its 3 cancellations TOTAL per year, not per listing that are allowed to be made We have 60 listings here in Australia and are allowed a total of 3 cancellations without penalty per year, not 180.

Sean, I currently have a nightmare guest. She booked for 31 days. It is raining in California. I now have a roof leak. I need her to move to avoid liability and problems with a slip trip or fall until I can get this fixed. I am sure this is going to get worse as it rains harder. Airbnb is not helping. What should I do?

Sean, how has the new rollout bullshit affected your business? Would appreciate your report on the 4th quarter earnings report and loss of hosts and occupation rates crashing. How or why should occupation rates crash? And the search AI malfunctions and hides properties and jumps around the map, and offers split stays, which are not asked for when a full stay and the places desired is offered and available, just asking--what the XXXX is going on?

That's your first mistake. NEVER cater to people like this. List your amenited, adn stick to them. Never budge. Run this business like a hotel. Is a hotel going to bring you a rice cooker, etc? Nope. If you give these people a single inch, they will screw you with it.

To avoid bad guests, I typically avoid renting to people named Tyrone and Felecia. If you rent to people like Bob, Susan you should be fine. Names like Sean are g2g as well :)

So...how many properties do you have, my friend? We do this exact thing. Having a valid, working number is a requirement to rent from us. If you don't answer the phone, we don't give you check-in info. Airbnb backs us every time.
