My fastest was 2 min 39 seconds on nightmare. Went in, heard it throw something, then it threw something else. Grabbed the bone, farmed the Ouija, put in Polter and got out.

my quickest time leaving the house was yesterday when i walked into the house, heard it throw something then do an event as i turned away from where i heard the noise to look for the bone. i think i lasted 15 seconds in the house

Fastest time was yesteryday, played with a guy in nightmare who literally told us the ghost is the van, we all put it in journals and it was correct (after like 4 matches of figuring out the ghost room by which door was open MORE, and got all 3 evidences within like 30 seconds or so)

First! Also so just gotta say the reason this game sets itself apart from other games is the sense of unpredictableness of the ghosts and ghost types. I also love how it isn’t just you have to find the evidence to figure out the ghost you can use big brain based on its behavior Edit: I was going to be first but it took me two minutes to write this lol

that Tanglewood dinning room got issues man! 99% of the time thats the ghost room wish it wasnt so often rarely ever get the garage or nursary or basement, the dinning room is so predictable.

The way the ghost blinks, phantoms blink like once every 1-2 seconds and a normal ghost between 0.3-1 second, so if it blinks slowly, it's a phantom.

Played 4 games today and had a pretty good variant (i usually play alone so I'm used to it btw). Tanglewood boys room Raiju that was chill and didn't go anywhere much yet somehow gave an emf 7 on the board when i was in the van, Ridgeview piano room Shade that was a textbook example of a shy shade: not eventing, no hunting, and barely any activity when i was around (which I enjoyed), then my most roamy ghost ever a Bleasedale workshop Onryo that roamed through the whole downstairs and changed rooms twice (the kitchen then the office by the front door) and when i checked the office she evented right beside me as an invisible pj lady, no singing no moving no twitching, no noises even. Just staring right at me. And my last game was an Asylum room ALLLLLL the way to the left upstairs beside that big room at the end freaking Oni. Mr bubble face ax man was pretty chill for the most part then I brought a candle and crucifix to use, and he had wandered into the shower room which was 3 rooms away, turned on 3 showers, and when i went to turn them off he evented right in the middle of the shower room, redlights a plenty, staring and singing, then the lights popped. I run for my life since i was at 62 sanity when i left and when i make it to the door, they slam shut. Not like a normal hunt where they close slowly, they SLAM instantly shut and lock solid. I didn't know if it was a hunt or a event either way i couldnt get in the van. I finally get in 46 sanity later and try to get him to use the crucifix by door stalling right, and he saw through that by instahunting again and the doors slam shut again and he hunts. I get caught in the door and am freaking out against a damn ONI of all things. My heart hurts from him. I cant get him to use the crucifixes so i leave. So, pretty balanced day. Chill Raiju, Quiet Shade, Roamy Onryo, and Spooky Oni.

How do you distinguish a hunt and a ghost event?

Audio and Visual cues. Each new contract will assign a specific "Hunt Sound" to the ghost. (The gurgling, crying, laughing, and groaning/wheezing, I believe, are the only Hunt Sounds? The humming may also be a Hunt Sound, but I'm uncertain) This sound cannot change and will never play during an event. Event Sounds can be singing (the Ring Around the Roses), the aforementioned Hunting Sounds (once you've discerned the Hunt Sound, one of the others may be an Event Sound), etc. During a Hunt, you may hear footsteps and see no physical verification of the ghost until the Grace Period ends (time varies from 2 seconds on Nightmare to 8-ish? seconds on Amateur, I believe) During an Event you will see the ghost immediately (unless it spawns on top of you and moves straight to the hissy breath), regardless of if it's a stationary event (where the ghost simply stands there looking around or twitching incessantly) or a mobile event (walking towards you). On small maps, listen for the door shutting and locking; on Maple, listen for the creak of the gate shutting. On larger maps, if you're too far in, be on your guard and try to stay near a light switch when able. If you suspect a Hunt, try to toggle the light. If it doesn't toggle, start running. If you can toggle a light, you are safe. Keep your sanity in mind. If you're playing Professional or below, keep an eye on it; you're safe from ^most ghosts until you drift towards 50% and safe from ^all ghosts until you hit approximately 80% (Yokai and Raiju, I believe, can hunt around 80% if conditions are met? It may be 70%) If you're on Nightmare, be mindful of how long you're in the dark and preserving as much sanity as possible. Hopefully that helped :3 happy hunting, friend! (Edit: Typo; fixed two small errors. You're safe from *all* ghosts between 80%-100% sanity and *most* ghosts until you hit 50%.)

the ghost blinked slowly during the hunt. phantoms blink really slowly, around 1-2 seconds during hunts whereas other ghosts blink at around 0.3-1 second

It visually blinks faster but actually slowly, making it really hard to see. Another way to know is taking a photo of it, the photo will say Ghost photo but the ghost is not visible in the photo coz Phantom's will disappear in photos.
