Asking ~$2,700 to $3,000+ for these apartments is silly, but the real problem is we've got solid visual evidence the owner doesn't maintain them. And even worse, the owner doesn't care. We can't see even the slightest attempt at cosmetic improvement. Almost $3,000 for a windowless bedroom? More than $3,000 for a gas pipe running through your kitchen? How is this landlord on pest control? Where is building garbage stored? How will he respond to water leaks or electrical problems? Speaking of buildings burning down, how old is the wiring? I smell gas just looking at that last apartment's kitchen. Major red flags. Alert flashing red! I wouldn't touch any of them.

Former tenant of that first apartment you showed. Actually shared it with someone to harden the blow of the price. I had to ask for a lock because they said I didn’t need one, they refused to lower the rent during quarantine because they said it was already discounted, and the worse of all was the mouse problem due to the hoarder who passed away upstairs. A mouse everyday at the end of my time there. I saw someone mention it was a depressing apartment and it truly was. I ended up packing my bags and lived with a friend two months before my lease ended because I was so disgusted.

Sounds like an idiot scumlord. I think you could have taken legal action. Rodent urine and feces (and the dust from it) can be lethal, therefore, this unit was not habitable. NYC has some pretty great laws to protect renters.

Yeah, SF here as well, from NYC decades ago. Now I think that SF is actually worse than NYC as far as rents, but these units were in the East Village right by St Marks, so I guess that's why they're so expensive for so very little. Myself, as an older person, I'd choose Queens or Brooklyn in a minute for more space and more affordable prices!

Old and small does not need to mean icky and undermaintained. Many apartments are cramped and have 'inventive' layouts, but these three are off the charts icky, let alone for the asking price. Half of the asking price will be more like it.

The prices must be based on the location, because otherwise you'd have to be desperate to consider any of them. The rooms are cramped with minimal kitchens and closets, and some have little natural light. All of them have grody grout in the bathrooms. In the same price range we've seen larger, brighter, cleaner units just a subway stop or two away.

The landlord is delusional about the prices for such dated apartments. He could spend a few thousand to make some updates and recoup via rent he’s asking. Kitchen: new cabinets, countertop, sink and faucet from Home Depot, builder grade will work. Bathroom: good cleaning, new caulk around tub and sink. Refinish all wood floors and new paint.

It also looks as if this can be a noisy location and those burglar bars are the pits - I'd rather go to a real prison. Landlords are not all big, rich, mean corporate giants. A lot of landlords are small investors and won’t realize much profit until they pay off that 30-year mortgage or sell the place. Those apartments might be ugly but they are clean and functional and the landlord sounds like he is trying to get the market price, not swindle anyone. I am not sure what investment a tenant really is making when he can just walk away with no responsibility after all the wear and tear they put on the place.

@Heartsongsutube Don’t New Yorkers know how to negotiate? When a landlord is willing to take offers, you can offer to re-caulk the tub or paint the walls in lieu (or in part) of a deposit. That’s what we do where I live. I once managed to avoid a $250 deposit because the apartment wasn’t move-in ready and I told the owner I would clean the place myself. You can buy bleach and caulk for the bathtub at the dollar store.

Cash, I've watched every single video you have posted; since the very beginning of your apt video career. This is the first video that I won't bother watching to the end. Had to cut it off at the beginning of the 3rd apt; so I guess I watched most of it. These are slum Lord owned apartments & I deplore slum Lord's who are taking advantage of the people of NY who are struggling financially. The slum Lord's could easily renovate the kitchens & bathrooms, give the apartments a proper cleaning and make them nice enough to rent to people they actually care about. These apartments are depressing. With that said, you'll have multiple young people sharing these dwellings to make ends meet & to keep from being homeless; struggling artists and the like. I've gotten myself worked up, not one of me best Cash Jordan experiences today. Through no fault of your own. Just the cold reality of City living.

To be slightly fair to the landlords, it's the neighborhood and taxes. I love NY, it's my home, but the taxes are no joke, and labor costs are very serious, and people now love the East Village (to death- for a long time this was a lower income neighborhood). That said, the subway is a thing, and Cash & his team can hook us up with nicer apartments in that price point.

I wouldn't rent any of these, just based on the owner's apparent attitude on spending a dime on any amount of appeal. How does someone like this cheap-out when a repair is needed? Paint and cleaning would go a long way. Updating the fixtures has to be less expensive, long-term, than paying mortgages and taxes on unrented space. I understand that things are worth what someone will pay, but anyone who watches your videos has seen a hundred better deals.

Sad thing is that all these apartments are so much better than my first apt I rented in the 1970s. My first apartment the bathroom had a toilet and tub. no sink or mirror in fact no plaster on the walls just bare lath, all the plaster had fallen off. But it was only $110 a month, a week’s wages for me at the time (about $700 to $1000 now) of course that was almost 50 years ago. If these are some of the worst apartments on the market that is not that bad. Too expensive, but not bad.

@Heartsongsutube I lived in that apartment for 10 years. The building sold and when I got married the landlords wife made her husband fix the whole apartment while we were on our honeymoon. It wasn't bad after that, though the rent did go up. Now I'm gainfully retired living in a paid for house.

Realistically, you are not meant to eat anything in those apartments. The kitchens make them legal apartments and can be used to reheat but you are saving your money on these places so you can eat out all of the time. These are the worst impacted places by the work from home trend.

The neighborhood is phenomenal for food options. I have no clue how you can work so close by & still be thin Cash! In a couple of years the Wegmans will be opening so there will be a great option for groceries. & didn't Amazon take some of the upper floors in that building? St. Marks was my favorite neighborhood back in my day. Got to see Billy Joel film the video for Matter of Trust, in 1986, there. Looks a lot different since then. Amazing location and love all the food options, but I think it'd help to do a bit of renovation (mainly to the bathrooms) I think even 2k would be pushing it as the buildings didn't seem to have laundry.. ^^; I'm cheap, but other locations at that price seem to have laundry and/or a newer(ish) bathroom, so the landlord def has some competition. I wonder how often landlords change their unit prices and what determines the change.

I'd never rent from such a landlord as he would be a nightmare who wouldn't make make needed repairs. BTW, I rent I three properties in three different countries and can tell a problem landlord or tenant from an ocean away.

For those prices you are paying to live in the East Village, which actually is the best nabe for a young person. And with Santa con coming up that is the icing on the cake. BTW that narrow ledge over the radiator in the first apt is perfect for your collection of stuffed snakes and/or your collection of colored straws.

Great video, awful apartments. they were all slightly terrifying. even given the location, charging more than 2K for either of the 1 bedrooms is a crime.

The only drawback would be your wildlife neighbors (who are not like yogi, boo-boo, pink panther, wylie coyote, etc.), including bigfoot/sasquacth. 😁😁

What did it for me was when the 'new' cabinet's doors didn't close properly lol. Like how hard is it to put on a cabinet's doors correctly. Love the content Cash :)

I was thinking $1500 at the most for the first one. I would start at $900. Since there is no second egress from that 'bedroom'. That is a safety hazard. Unless you only use it for storage and use the 'living' room area for the bedroom as well. The second one is slightly better than the first. But it is still a dink. $1800 max. Third one. $2000.

Putting the price and size aside. My main issue would be the condition of these apartments. The landlord doesn't care imo. You'll never get anything fixed or taken care of. I could tell by the entrance of the buildings. Nothing is worse than needing a plumber and the landlord is impossible to get a hold of and/or fights you on getting the repair. These apartments tell you a lot about whom you are renting from.

Word that comes to mind for all three is "grunge".......for the asking rent, the landlord(s) should make them spotlessly, immaculately clean. Just my humble opinion. Location near universities is awesome. Cashmeter: 4/10

A landlord that doesn't have the utilities on for viewing properties and is over charging is a massive red flag for me. It indicates that the landlord is trying to save and make as much money as possible. That's not a bad thing by itself but it is a indicator that getting repairs and maintenance could be a fight.

And here I thought Toronto prices were stupidly high... The owner of those 3 apartments is either on drugs, or has so much money, that he doesn't care if he rents those places. Lets call a spade a spade. That last apartment has a kitchen and 2 bedrooms.. that's not common living space in the kitchen. The 1st apartment has the better living room, the 2nd apartment has the better kitchen than the 1st. At most I would pay for any of those apartments is 1200. I know super low for for New York. but definitely not worth over 2k.

I am so sorry Mr Jordan but anyone who rents that apartment after a year of paying rent that landlord needs to turn the deed over to that resident. If I was to rent an apartment for $1,800 $1,900 2,000 etc after one year of paying rent that house that building would have to belong to me the deed would have to be given to me.

Sometimes when I see all the nice new looking apartments I think, "wow they all look the same, how boring!" and then I see apartments like this and am reminded why a lot of places all have that look.
