Gurgaon me infrastructure bohot kharab hai, Aap Noida kisi bhi kone se aa jao, traffic saaf ho jata hai. Ye saare fayede hain Noida me Wide Roads, Best Sewerage, 24 hours electricity, Well mannered people, Women safety, Dedicated Commercial and Residential zones, Vendor zones Free and well maintained public toilets. And almost evey famous youtuber is from Noida

Noida has had better infra since forever and prices have been lower since atleast 15 years so on paper it was always a better investment destination but main issue has always been lack of good jobs and nothing matters more than that in property market. Navi Mumbai is biggest exampl of a city not growing due to lack of jobs even when everything else was sorted People pay a premium to live where they work and gurgaun has best paying jobs in northern india. Slowly good gentry in an area attracts more similar kind of people. This helps once again with job creation as companies setup offices where talent stays and talent stays where Companies have their offices. It's a viscious cycle. Ptoximity also matters. Both noida and gurgaun share a border with delhi but noida is close to east delhi and gurgaun is close to south and west delhi. Big difference between the kind of ppl living in these areas so once again companies won't have access to good talent if they want to rely on ppl living in delhi. Economic activity is key. Rest all bakwas. Mumbai is the biggest example of this. Yogi and Modi have big plans for noida but those plans are largely focused on making it a manufacturing hub so even if they succeed, majority of the new jobs will be blue collar jobs and such jobs don't drive high end real estate. Faridabad and manesar are biggest example of this. All this is ofcourse a 10 to 15 years scenerio. Post that no one could predict anything Lastly no city is developed or developing. Noida has areas which are developed since 15 years and nothing new is happening and gurgaun has areas like dwarka expressway, golf course ext, spr, new gurgaun and sohna which are developing way faster than any area of noida

@@AuguryOmen it will need 100s of such offices and even more new ones sill open in gurgaun in the same time. BTW no hatred towards noida. I have been brought up in noida. However, simply stating the facts. It's almost impossible for noida to overtake gurgaun in next 15 years

Just talking facts TCS Infosys will only serve affordable segment. Gurgaon has head offices in India where VPs and CXOs of the world stay. It has also emerged as destination of consulting companies like BCG, Bain, Delloite and FMCG companies like Coke, GSK, Reckit and Big Tech like Amazon, Google are expanding. So there will always be a gap of gentry which will keep the price difference for a very long time.

Noida is much better. Have worked in Grg for close to 15 years, and know that it looks good only from the expressway. It is unsafe, to say the least. Driving late night in Grg is a bit scary. Also the infra in terms of roafs and drainage is not great. Every year during monsoon its the same story. And the real estate prices are all hyped up...basic connectivity is lacking in the Dwarka Expressway area. I went searching there after a gap of 8 years, but still things are not developed.

Very nice video. Almost all of your points are correct. But I think one point may be relevant here. Non delivery of projects by unethical builders are more in NOIDA than Gurgaon. More over there are issues with registration in NOIDA for many developers in many sectors. What is your opinion for this?

That's what I feel. Gurgaon is at its peak price point. Not much appreciation can be expected in Gurgaon except for maybe few pockets. In comparison, there is a lot of scope for price appreciation in Noida. Noida already has many malls, IT data centers, better roads and not much water logging issues. Pretty soon it will have international Airport. Government is also trying to develop film city. So the choice is clear. In comparison, Gurgaon might see stagnation to downfall in property market with advancing dedollarisation in the world.

Prices of gurgoan is when infra is not at par with noida. Noida is already developed. So I think Gurgaon is developing and not the other way round.

Whenever a new project is launched, in Gr Noida it launches at 7k ,and within a week it goes to 7500 after a week 8k and they launch and say its affordable housing LOL!, 2 years before bsp was 3500sq and they increase 5 lakh in a month

Tum Gurgugram waalo ke liye greenery maintained parks, wide road infrastructure matter nahi rakhta. Tum greater Noida kabhi groom Kar aana, itna khula Shahar, itne wide road , itne acchi societies hain, matlab lutians delhi se accha infrastructure. Beshak corporate ke liye accha hai gurugram but affordable range me high living standard ke liye noida accha hai. Bhai me bangalore raha, hyderabad raha Chennai raha, Mera Ghar jaipur me hai, mujhe to sabse accha bhai greater Noida hi laga. Gurugram ho sakta hai aur accha ho, par noida bhi bura nahi hai, tum sector 18 , 16 se shaayad noida ko judge karte ho. Waise bhi noida greater Noida yamuna city ka cluster game changing saabit ho raha hai.
