How is she working 140 hours a week? 20 hours a day seems unlikely

I like how you haven't fell into the trap of being a scrooge. You are willing to sacrifice a little profit to build the correct relationships with your power team and landlords. Some people I find penny pinch to their detriment. We all need to budget but as you have proven you are thinking long term not short term. Well done

The best Hmo's are the large 3 bed terraced houses with large bay front window's which have large bedrooms and you make the living room and dining room in to bedrooms and make the cellar iin to a self contained flat which gives you 6 bedrooms in a 3 bedroom terraced house then you extend the kitchen out to make the kitchen twice the size with 2 ovens and 2 sinks and 3 tall fridge freezers which gives each tenant 2 fridge shelves and 2 freezer shelves each and 2 tenants only share the same fridge freezer etc and you put a dining room and a sofa where the kitchen used to be before extending the kitchen out etc And put 2 bathrooms above where the original kitchen was with the self contained flat having its own bathroom etc And gravel back garden because no one can be bothered to mow lawns these days etc The best mix of tenant working patterns are 2 on 12 hour night shift and 2 on 6-2 2-10 rotating warehouse shift and 2 on 8-5 daytime shift and that way everyone gets a couple of hours in the house to themselves in peace and quiet etc The problems in Hmo's happen when there is constant antisocial noise where tenants cant get any peace and quiet time etc even if a landlord allocates 2 hours per day when each tenant gets peace and quiet time per day per tenant
