Very nice episode. One interesting question is whether they buy their lots or buy options instead. The housing market is very regional as well and some insight on that could be very helpful. I follow GRBK which is very well managed and a big chunk of the business is owned by David Einhorn.

Thanks Masoud! If I am not mistaken they buy their lots, but they used to use options more. I do know their purchasing practices are more conservative than they were in prior decades.

Great overview. Thanks! I think you could delve more into the business model of the company in comparison to its competitors. That will give a glimpse into the competitive advantage. For e.g, NVR's advantage comes from their land light strategy which other competitors are catching upto now.
