This was most enjoyable! If I wanted to stay up here and move just out of NYC, this would be high on my list of places to consider. If you haven't yet, I would love to see a vid on Tarrytown, NY and Englewood, NJ for comparison.

Wanted to mention another way to get here is there is a bike and walking path over the Tappan Zee Bridge. The walk is pretty long at over 3 miles but it's a really easy bike ride. Coming up from the city bring your bike on Metro-North, hop off at Tarrytown, and you'll be in Nyack by bike in 20 minutes and you won't have to pay for parking or tolls. If you don't want to ride the train with your bike, there used to be a bike rental at the foot of the bridge but not sure if it's still there. It's a bike friendly town especially on nice weather weekends you'll see tons of people out.

Nyack really is a unique area of Rockland -the rest is all suburbia, overly priced and some of the highest property taxes in the US (second only to Westchester). The county itself is a product of suburbanization in the late 20th Century. Before that the area was almost all farmland, very sparsely populated. It wasn't until they built the Tappan Zee Bridge and the Palisades Parkway that people from NY City started moving in and built the area up.

Hi Masked Man, Yes the Tappan Zee Bridge and auto travel contributed to heavy development and suburbanization in the second half of the twentieth century. interestingly, Nyack still retains many of its original homes and architecture because a lot of it was built up pre automobile. Further out areas in Rockland County, however, and heavily suburbanized.

Since Brooklyn, New Square, Monsey, and other areas are so overly populated by Hasidics, Nyack appears to be their new stomping ground.
