Hattie Kolp is living a dream that many New Yorkers can only imagine. She resides in a spacious two-bedroom, 1,500-square-foot pre-war apartment for just $1,300 per month. To put this in perspective, $1,300 in Manhattan usually rents a small, dark studio with a brick wall view and no natural light. So, how is Hattie's situation possible? The answer lies in the apartment being "rent-stabilized," a real estate term meaning landlords can only increase rent by a limited percentage.
Hattie, a special education teacher in Harlem, grew up in this 1890s Upper West Side apartment with her parents. When they moved out, they transferred the lease to her name. Over the past three years, she has dedicated herself to updating and transforming her beloved childhood home.

These apartments hardly ever come up for rent because families just pass them from one family member to another. My friend grew up on Bleecker St. in a 2 bedroom and it passed to his son when his mom died. She's very fortunate to have it.

Fortunate indeed. These old apartments have such history and character. She has done a wonderful job adding her own personal touches. The paneled walls are so warm and inviting. Gorgeous throughout. The homeowners personality made this so enjoyable to watch.

It appears that Homeworthy is posting old video programs under the name Homeworthy New York and advertising them as new. Regardless it is still getting clicks which is a great way to increase revenue without creating something new. I think this women has done a great job decorating her apartment. It's welcoming.

@@ContiresidenceWhat I like the best about her apartment is that it’s not cluttered. I found it very interesting that she uses dark colors on the walls.

I have enjoyed watching her transformation of the apartment on her own channel. I confess to being deeply envious of the space at that rent....until I got a better look at her kitchen and bathroom. Thank you. Really. Seeing how small and almost inaccessible they were reminded me that most affordable Manhattan apartments require some compromise. Still, I think she's doing a fabulous job with her space.

'This is my library,' she says, then goes on to show a room with twenty books in it, displayed in such a way that their spines are invisible... It's a lovely apartment, but that rubbed me the wrong way.

My 90 yr young dad had a friend who lived in a rent controlled apartment in NYC who was paying $100.00 a month One hundred ✔️😎 this was in 1990. The tub was situated in the kitchen 😂🎉❤ He lived there his entire life. Those apartment are the real gems of NYC as they present the history and old charm of the city

This is the poster child for why rent stabilization laws have to be modernized. An apartment like this should not just be passed on to a relative or friend. It should come up on the market for a family who needs the space.

I don't think rent stabilized apartments are fair to the landlord.and I don't understand how it is legal in a capitalized society. We don't tell the grocery store what to charge for groceries nor do we tell the gas station but they can charge for gas so how is it we can tell landlords what they charge in rent and they are locked in for decades. Often the rent stabilized apartment does not keep up with inflation and expenses and the landlord loses money. In my opinion it is wrong and unfair.

no landlord has ever had a gun pointed to his head and told that they must be landlords, if they don't like it , sell the building and take the proceeds and be a productive member of society. People in NYC and many other parts of America are gouged by high rents that consumes most of a renter's income. If landlords in Europe can make a living from charging reasonable rents, then I think American ones will do just fine.

But it's ok for landlords to charge off the wall prices for something not even worth it making decent housing impossible for a lot of people? That's what's not fair. Rents are out of control and it's time for the government to step in and stop this madness. Decent housing should be a right to everyone.
