How to build a huge garden room roof with a canopy

This roof is huge! and has 75 5x2's in it, including the front wall.
Flitch beams are added for extra strength and double timbers bolted together makes a solid roof construction.
over kill ? or over engineerred? what ever you decide, I know the customer will have no issues.

Not sure if you have tried it before Liam but we recently had to insulate some walls and floor in a garage conversion and we cut the insulation over a table saw with a good extraction and it worked a treat as we make all the stud studs exactly the same and slotted the insulation in perfectly. It made a nasty job easy. Obviously the depth is more of a issue on the thicker insulation.

I drilled 24x 12mm holes in 10mm steel with a Titan 1500watt electric drill and one Dewalt 12mm all material twist drill. I also used WD40 drill oil. I am sure any drill will do, it’s all about the pressure you can apply plus a slow drill speed.

The metal shop that supplied my flitch plate for me stagger drilled it for me - he said you want 10mm staggered - I said aye - so worked well, I made an arse of drilling the wood , now I know how to do it for my roof 😂 thanks

Amazing work!! Please put the guard on the grinder 😮 Rant and rave that they can do what they want. I know that. I've seen a few blow up it's terrifying, that's with a guard on. You just hope no one is around when it dose. Sites I've been on even if you think about taking the guard off your feet would not touch the ground, your off the site. Even guys with 15-20 years service. We all know it's easy without the guard and this is the "real world" etc. But when it goes wrong and you twist the grinder by mistake... Well someone could be going home with one eye.. think about it and keep safe guys. I've been in the nuclear industry for 10 years and safety is drummed into us everyday..nothing wrong with keeping workers safe. Much love and keep up the amazing work guys!

Hi mate, I need to cover a 7m space so will add a flitch halfway. Can the steel between be made up of two pieces (width is 5.5). I will of course bolt the connect in the middle of the beam or does the steel have to be one piece? The beams of course will be two full beams

QUESTION: In previous videos I see the mention of how important it is to use upside down Joist hangers to hold the roof down. In this example with the doubled up beams I cant see any joist hangers? (maybe they're hidden by the OSB?), what approach do you employ to stop the wind damaging this roof if you didn't use Joist hangers? Thank you in advance. Keep up the great work team. Just to say, after speaking to various planners regarding the height of a garden room i was informed several times, that the max height you can go to is 2.5m unless it has a sloping roof which then becomes 3m at the highest point so that if the roof slopes it can slope up at the back to 3m in height. correct me if im wrong.??

Hi Liam, this is fantastic. I’m in the middle of my massive build of 7m x 7m and doing this with permitted development. Did you have to get a structural engineer to do roof weight calculations. Btw I went for giant ground screws for my foundations and currently framing them. Wish I could share pics with you. This build inspired me cos it’s one half of my build.

@@ryanhovells2339 There's no size limit on PD, as long as you don't use more than 50% of the land. Anything over 30sqm has to go through building control though, so proper foundations, fire regs etc. The equivalent of a new build house.

The whole combustible materiel thing is completely up for interpretation by whom ever reads it mate. Some say metal cladding fine or non flammable coating on wood, others say got to be block or brick, there’s no definitive answer, all councils say different things, because it’s not clear enough, we did one in Barnsley, neighbours weren’t happy, guy from council came out snd was only interested in the height, off he went happy it was under 2.5 🤷‍♂️

So theoretically i could build 29.99 m2 building (internal m2) with huge canopy , 4.6 x 6.2 plus 3m canopy on side? 1m from boundary less than 2.5m height and less than 50% of garden

The height of the structure is to be no more than 2.5m is that from ground level or from the flooring? I ask because if i raise it up to have decking out from it would i have to sacrifice some of the height as opposed to doing it at ground level.

Going to order your 7m x 4m build pack next week. Glad you mentioned about the double 5x2 being sufficient for 4m span. I was hoping to go 4.2 and still be under the 30m2 internal floor space. Would it be risky though going 4.2m with double timbers? Very informative as ever though. The cost for the metal is already a concern.

I'm not sure the match the span rables for calculated load though. You could probably go up 50mm in roof beam at C24 and meet the span tables and be away with all the steel. Then you could have 120mm noggins, vent soffit front and back and have the insulation in the correct place and a have a true vented cold roof. It's probably building regs you need to be more aware of going to this size
