Nice Ej! 1970’s? I’ve heard of another water taxi running from OP to OC now too. That’s a good service to have for residents and visitors so no worries if driving 🙌🏼

Hi gam. Looking around $260K average depending the set up. There are some sections with newer connected townhome style with garage that would put you up in that $300K range. Borderlinks by the golfcourse have some cheaper ones around $180K but financing is limited on those. Hope that helps!

Thanks Kerry! Yeah, you definitely have a HOA fee in the Pines. Not sure if I mentioned in my vid but it ranges from $80 to $125 per month. Not bad compared to similar communities hitting that $500 to $800 per month. Bishopville is a little north and a good option for no HOA.

hmm.. way way overpriced.. not that great. for example a condo in that community selling now for 250k was only a few years ago market priced at 150k .. it is a buyers market, if your not asking the buyer to take a serious haircut 40%.. your wasting your money because its just going to lose more value as time goes. On top of it they had the balls to call it Ociean anything when it is nowhere near the ocean is a marketing BS I loath.

All real estate had a nice surged in appreciation once 2020 hit into 2021, 2022. It's still appreciating but at more normal rates. Inventory is still on the lower side and still a Seller's market in Coastal Maryland and Delaware so not sure where you're seeing your data. Check out some of my monthly Market Update videos on my channel and I go over real numbers and what I'm seeing helping buyers and sellers. As far as the community name maybe Bay Pines? Still has a good ring to it, Ha!
