Get the wood painted or stained, but try to not get rid of it, because wood is SO expensive right now. Also I’d say keep the Spanish vibes. In that small restroom keep the bowl sink, change the floors to a herringbone pattern ,light color with a natural stone ,and the sink counter top you can put a matte white marble . Change the mirror to a more modern mirror . and lighten the color on the walls. Look up houses sold in the OC ( like Laguna beach ect) they have beautiful modern Spanish style vibes. This exactly what I’m doing to my house. It’s classic and timeless

The upstairs room would make a really cool office/ security room . You can have monitors linked to cameras around your house . That way you can make sure people aren’t creeping . Since it’s upstairs and it’s the only room up there there really wouldn’t be any reason for anyone else to go up there but you guys

I’d hire a professional interior designer and a professional home organizer. It’s a really big house and it’s a forever home so why not get it right the first time. I think Iluvsarahii hired a professional organizer to help her with her beauty room. Do the pantry and kitchen as well as the closets girl. I would get rid of the entire cabinet that is in that hallway between the “twin rooms” to really open up that hallway. I’d change the granite counter tops might I recommend a quartz which is much stronger than granite or marble and comes in so many colors and is easier to maintain.

Do a movie theater for the upstairs room! It’s secluded from all the other rooms. It has its own bathroom for space. The closet could be used a storage. & yeah it would be a good family room for like a movie theater & you could even add a bin with board games, add a pool table, etc if you wanted to make it more of a fun activity game room

The small room off the garage with no bathroom should be Fernandos office. He’ll have the nice window to look out and not feel secluded from anyone. I wouldn’t prioritize spending money on changing the laundry room counter tops. The Mexican style bathroom is such a nice sentiment to leave it how it is, it’s so unique- and only a guest bathroom to be appreciated. The room with the window nook should definitely be the dream beauty room ! 😍 and then Mama’s room on the other side. The closet in the Master bedroom, if it’s all real wood really try to use what you can from it and maybe just paint over them. The cost and supply of wood is a little crazy right now and expensive! Upstairs would be cute as a guest room quarters and keep them a little private from you guys when staying over.

Its a gorgeous house. As a decorator myself, dark wood cabinets especially in the kitchen is definitely a no-no. Its best to keep those cabinets and have a professional to come into your house and they commercially spray them to another color. I would choose "China White" By Benjamin Moore in the "Pearl" finish with stainless steel hardware OR paint them a Medium gray with satin gold hardware or stainless steel hardware. Counter tops, DO NOT do granite. QUARTZ is how you want to go. It beautiful, durable and what's in style in homes today and its less expensive than granite. White Quartz with the Gray streaks is amazing. I did it to my house in the Hampton's. Stunning. The backsplash, can be the same as the quartz to have a uniform look as well or choose a marble backsplash. Also I have a speaker sound system in my house as well. You want to up grade that CD wall player to a 10" iPad, and install it in-wall and download on to it, spodify, pandora, etc.

Yall I am so late barely watching this. you probably already have plans on your rooms but i thought of some that may be of interest for the future if you decide to change a room. YAlllll, The room with the girly vibes and the jack and Jill bathroom is perfect setup to be one side your beauty room and the other side your office. The glass displays are perfect for displaying your achievements, coll-abs, decor, pictures, etc. the beauty room would have a closet perfect for your clothing , shoes, makeup storage, and setting up fits for the gram, while in your office side you can have like your boss room that you and fern can use but also be able to have storage for cameras, lens, merch, background setups, and still be able to have meetings and store like any business related stuff . You work from home so having these together at the moment seems like a great fit for you at the moment. the loft upstairs : A gameroom/ guest room- it will be great for for like an online gaming, video gaming area for Fern and Evi when he gets older , space to place with his cousins when they come over play mario kart board games, kareoke etc. I would suggest a Sofa bed to have in the space just in case you have extra guest it will also work out for someone to have a space to sleep. especially with the convenience of a full bathroom there too. You mentioned mama will be staying with you for now so I think for the moment the first bedroom by the kitchen next to the laundry room is great for her to have access to the kitchen if she needs something. And it also is a great guest room. The room by the garage is perfect as a guest bedroom since it already is next to the guest bathroom too. The Spanish home is lovely but i get what you mean by upgrading most of the restrooms an updated look. I think if you research like a modern Spanish home inspo maybe you'll be able to find yourself in the middle of the modern vibe you like without losing the Spanish home charm You have the right idea going for your room and the baby's room. I'm sure you'll have everything down though. I just wanted to give my 2 cents haha. Mucha Suerte to you both!

you should turn the room with no restroom into a “private room” you could say, so if you have people going over to swim they can change there, mommy’s that breast feed they can go into that room, mommy’s that have their baby’s and want to nap, for party’s etc, they can go in there for privacy.

In the laundry room you should buy baskets that say whites darks colors like sorting it out and then on the counter you should do the mason jars with your soaps and detergents it would look amazing and for Evis room you should do a chalk board so we can draw whenever he wants I love the house it’s beautiful can’t wait for a furnished house tour congratulations

You should definitely get someone professional to help you with decor and like reno ideas. Tell them what you want aka vision and they’ll give you options and help you with empty spaces etc . The Spanish theme is gorg but made make it more modern and use the sink bowl as a staple piece lol that’s why girl you need a team to help especially cause your house is huge.

This is my favorite home on KZbin. It's gorgeous Bri. Id honestly keep as much as possible of what the house comes with, maybe change some cabinet knobs and change the color but not fully replace the furniture pieces. They look like such good quality to get rid of them. Plus it would save you soo much money and time. But again, congratulations its gorgeous.
