i like the idea of doing a mixed portfolio of those houses that cash flow for a while and then eventually after enough doors you can get some that are more in the long term gains of values which you could eventually sell or cash out the increased equity

Hey Trent two questions 1. I know you got an offer to join a regional a while ago, is it typical for the start date to be so far away from the offer in the aviation world. And 2. Surprisingly enough there isn't a lot of information on how training goes after getting an offer. If it doesn't break any NDA will we also get a video giving us some details on what to expect? Thanks for all your hard work it doesn't go unappreciated.

Josh, the reason for the long delay between the offer and the start of training is basically due to the problems with Boeing. When Boeing fails to deliver aircraft to the majors, then the majors don’t need to poach as many pilots from the regionals, and that means the regionals don’t need to train as many new pilots. As for creating content, while in the training class, that is something I probably will not have time to do.

I live in Boise and a RE agent sent me a “great opportunity” to buy a rental condo in Boise for $450k and said rents average $2,000 for the area, a little more for these since they’re new…I asked him how that makes any sense with todays rates and he didn’t get it. Completely agree with your comment about working with someone who has rentals of their own. I’m like DUDE, you’d have to put 40% down to BREAK EVEN every month, NOT including any maintence or repairs. Question: Are people supplementing the rental income out of pocket right now and banking on future re-fi’s and long term property value increases to make their money on a sale? Otherwise, the math just ain’t mathing, as they say.

Yes, I’d guess anyone buying a rental here in Boise is either putting down a monster down payment or accepting negative cash flow in the hopes of a refi or rent increases down the road.

Would multi unit buildings fit into your plan at all? Here in Boise they are asking $250K per unit or so- older buildings, no garages. Our house is for sale right now and the market is SLOW but as expected for this time of year. I got my private pilot license in So Cal when I was 23. I’ve been out of the sky for about 12 years (since my first was born) but it’s time to get back to it. I am 49 now and am super inspired by your journey. I want to get my IFR+multi- my Dad has a twin. Anyway, thanks for the great videos!

Shawn….the cash flow in Ohio is sooooo much better. The only thing I could see doing here in Boise it lot splits with the new R1C zoning. What kind of twin does your dad have?

@ Our “family truckster” is a 1976 Cessna 310R. He’s done a lot of work to it this last year. We built a house/hangar at the Greenleaf Air Ranch so now I just have to get him to house it here instead of his AZ house.
