Whilst travelling as a late teenager, I came to Cascais to stay with some friends of my parents. In those days the homes were large, private and I guess expensive. The town, because in those days that is what it was, a lazy small fishing village. The beaches were not full, they were wonderful. I guess progress has reached Cascais and for what it is, it is fine, but in my eyes it has ruined my lovely town the has since then housed my heart.

I have a bigger, more modern and better house than that one in ericeira, bought it new at 19 years ago and cost less than half of that price ... NEW... That's the reason I say it's super, hiper inflated, but you are right. Presently, properties are super inflated everywhere.

I'm not surprised at all by the asking price but boy are the prices out of whack "around" Lisbon these days. I say "around" because it's not even Lisbon, being easily an hour out if you want to use public transport and close to that at peak hour in a car and the asking price for this far out - are similar to prices in Sydney, Australia where people make 3-4 times as much. There has to be a point where people give up. I was looking at places 3-4 years ago in a much better location for about the same that were close to double the size and interest rates were near zero at that time. Ken: Don't feel you need to justify the outrage in the comments. If you're making good coin from the madness just accept it for what it is and make hay whilst the sun shines.

Thanks 😊 This property is actually only 30 minutes to the centre of lisbon by uber taxi. We did the trip many times during our stay and it really doesn't take long at all. This property belongs to a friend of mine and I made this video to help them sell it. I don't earn anything from it apart from what youtube might pay for anyone watching the adverts.

That price doesn't really make sense to me. Neither the location nor the property itself warrants a price above 400k. 630k is insane. You'll get a villa in direct proximity to the beach in Spain for that. Sorry. I know that you're just the messenger but looks like the seller should reconsider their asking price.

I have to agree with Ken. Properties are not compared with properties in other countries. That is not how it works or how properties are valuated. For example, for the same sort of property with a similar size, and with similar high quality materials and equipment, near the Dutch coast in the most popular region of the country, you would have to pay more than a million if not two million Euro. But instead of 300 days of sunshine you would get 300 days of rain. And on top of that all the utilities would be much more expensive as well. Even an empty plot of land that is a little less than 1000 square meters located far from the coast will cost you on average 335 000,- Euro here in the Netherlands.

@@insAneTunA which is exactly why I, as a real estate investor, will not invest in the Dutch market. You basically laid it out perfectly. The Dutch people are masters of terra forming and as you know, most of the land in the Netherlands only exists today because of the fact that for generations the Dutch people have been fighting the sea in order to prevent their land from flooding and disappearing into the sea. I applaud you guys for that kind of ingenuity by the way. But that's also a huge cost driver for land. Spain and Portugal on the other hand are more comparable when an international real estate investor seeks to find property for customers looking for a nice place for their holiday vacation in Europe. Also quality of construction and materials used is comparable, as well as general infrastructure. To an American investor it's almost like two sides of the same coin. So it also depends on the buyer's perspective.

@@OKportugal The point is this - Portugal in general had its property boom largely thanks to the golden visa attracting strong USD clientale running away from the US tax-man. Quality of properties are 10x better in other parts of the costal meditaranian. The boom is now gone with visa-reforms and the bubble is already deflating, just how it did for Spain back in 2008. So many property channels that erupted like mushrooms have either disappeared or totally slowed down. Prices i see have also come down drastically. Unfortunately we still see the tail end of some sellers perhaps unaware that those glory days are long gone!

Cascais has been a holiday destination for Portuguese nobility, and the wealthy, for hundreds of years before the golden visa existed, and it will continue to be. This area isnt in boom. Its where the wealthiest of Portugal live.

In the outback, rural areas of Central Portugal this in expensive, yes,... but its all down to location. This is Cascais, the most exclusive and expensive part of Portugal, and its actually quite a well priced 4 bedroom home... Try buying a 4 bedroom home, in a major city, anywhere in the world, for less (Lisbon, London, New York, Paris etc). This is a 4 bedroom home, only 30 minutes from the Centre of the Capitol city of Portugal, Lisbon. And its surrounded by beautiful beaches.

Thats like saying you wouldn't spend more than 160k on a 4 bedroom house 30 minutes from the centre of London. The reality is that property prices in Cascais are very high. Its a close commute to the centre of Lisbon and you are living within walking distance to the beach.

@@OKportugal i was born in Monte Estoril n moved to Cascais when i finished primary school. There is nothing fundamentally wrong with my memory as I remember all of the over built coastal area as pine woods. And yes houses even bigger than the one on the video, villas if u will, went for 100k. Before the Euro n just after the Euro. I know all about the inflation generated by the criminal fires in those coastal overbuilt areas nowadays n the realty interests that were served by local politicians. Exclusive location? 🙂 must be a very new exclusive location as I don't recognise it. It looks like one of the many mushroom areas that spread at the height of the wild construction. Exclusive were areas such as the Marginal, or the coastal area after boca do inferno, the villas around Bairro do Rosario n the avenues connection to the actual center of the town, or the wooded area around the entrance to Quinta da Marinha. Those were exclusive prime realty areas. Not little, neighbourhood areas with small geminated houses built wall to wall off off off the coast. Those used to be realty flukes jammed in by over eager developers determined to make a few bucks just as it started getting overbuilt. So yeah a house in such location would probably be back then just under 100k. Not the fantasy amounts they transact for these days. Which is ridiculously over priced for what it is.

Most of the properties I film are in Central Portugal and not anywhere near Portugal's capital city of Lisbon. Where this property is located, Cascais, is only around 30 minutes from the centre of Lisbon city, Lisbon Airport, and a bunch of stunning beaches. To put it into more perspective, Lisbon is a major international city in Western Europe. Imagine the price of property like this in London, New York, Paris, Amsterdam, Berlin with the amenities it has to offer. I think I mentioned at the start of the video that Cascais has the most expensive property prices in the Iberian peninsula. This isnt some rural farm property way out in the sticks in Central Portugal.

For 40,000 you could get something livable (need a little renovation) within range of a decent sized city. In Portugal people are asking 40,000 for ruins that are like 40m2 and in the middle of nowhere.
