Portuguese here... never get "a" lawyer in Portugal. Get at least one plus another that has knowledge of notary/registry of land, e.g. a "conservador" (keeper of registers). Preferably miles apart and not knowing about each other. Assure you have one of them properly translating all documentation back to you.

I have had great experiences with a Solicitador. They are very effective in all kinds of bureaucratic processes and I got all constructions of the previous owners legalised without a glitch.

Yes, it is almost always correct that you must go see a property for yourself. However, we were buying and moving to portugal during covid and we were on the clock. We could not visit and time was critical. So we had a lawyer and real estate agent and a building inspector visit the property to make sure we knew everything possible. They inspected the house, video recording every square meter for us. We had live video calls. They video recorded the neighborhood, the wider region. We bought the house remotely, and fortunately it all worked out.

This is why i'm highly weary of lawyers and people working in the realm of law and bureaucracy, you have to tell them to check out this or that, to keep an eye on this or that or else they screw up. It's like they only do their job properly if you show them clearly that you are as well informed or even better informed than them, but then, why the hell do you need them for? Basically, most of them are a bunch of crooks!

I loved Mistake Number 5, simply because we are thinking of buying a property in Portugal and have therefore rented a house for September and October in the Penemacor district. First of all to see if it's something for us to live in the area. The Ghost Town has already been added to the "to visit" list.

It sounds like is a mine field the PT property market ,it feels like this sector needs a lot of improvements, having said that the people are fantastic as long as you do not enter any big financial transaction with them, very informative video thanks.

Its not more difficult than in any other country. You just need to know the national laws. And I really believe that its easier and clearer than in most other EU countries. You should nowhere buy property without legal advice.

That's not the point estate agent's and lawyers should know what they are doing. Iv put this because it's the same in Greece so i now need to spend time and money to find out what's belongs to me.

One very important point is that all the owners of neighbouring plots have declined in writing the opportunity to buy the property you wish to buy at the price you are paying. If this has not happened a neighbour has the legal right to buy the property you own even years later at the price you paid. The warning not to buy more land than you can maintain is a very important tip, it's not a common problem in Northern Europe that land can become a burden, so bigger isn't always better in Portugal. Don't assume you can sell at the price you pay if things don't work out, you may not be able to sell at all. Dirt roads are difficult to maintain when rain washes them away and can become to rutted to use ordinary cars. Renovation of old buildings into legal dwellings is expensive, they become a "project" and must have an architect and structural engineer approval. Not all land can be lived on without the appropriate authority, so know what you are buying. Check with the local " Camera" the council officials are very helpful, they will tell the truth, your estate agent just wants to sell and may just say what you want to hear. Meet the locals, your neighbours, will they welcome you? Information and advice from local area is so helpful, they live there, their knowledge is priceless. Good luck it's a fantastic country.

A good lawyer is worth their weight in gold … but remember they too have to wait on documents going back and forward from government offices , so it’s easy to say “great lawyer, but they are terribly slow” My “4 week “turnover from agreement to finalisation is still ongoing 9 months later ! … but that’s coz my lawyer is efficient and discovered missing land even the previous owner was not aware of … and didn’t know he owned … so waiting is a pain , but can be to your advantage … Love to you Renato and the girlies … I’m still on tenterhooks to know for sure if Akira is pregnant ?.. (Or have I somehow missed the update. .? ) 🙏☘️😘

You are correct for the summer. But in the winter its quite a bit colder here than in the Algarve. I even had a few snowflakes this year near to Leiria🤪 Most important is that you have reliable heating.

You know, I was wondering if you had thought to put the word out for some volunteer helpers with all the work you have under way ... and here you are doing exactly that :D An excellent idea. In large part, you are doing in Portugal what I wanted to do here in England - find a long abandoned rural village and bring it back to life. But regulations and prices are not conducive to such fun dreams here I am sad to say.

Yes, Jan Van Riebeeck negotiated his way into South Africa, and we are still here after almost 400 years, and up until 120 years ago we still spoke dutch, and even 80 years ago our Bibles were also Dutch, my Grandfather who died 50 years ago spoke Dutch, now we speak Afrikaans.

Of course! All these “mistakes” is not just in Portugal, but anywhere! Of course you want to see the property, best initial investment you can make. A lot of parts of Portugal ownership has been transferred word of mouth for generations, nothing written/registered, hard to know what the actual property is.

@@lolitabonita08 I never paid any even when living in Europe or Canada. It was easy as a classical free lance musician. I did file though, just my costs were very high: piano, viola, violin, clothes, contact lenses, car, gas, master classes, it's surprising how I even ate food!!

Remenber that the value o IMI is not the value o the property at the market. Its a evaluation that the Tax Office made back then to calculate the tax that you pay each year. Normally if its an old property or house its not updated and its lower tax. New houses pay a lot of IMI, and remenber dont mess with Tax Office, if you dont oay the tax of IMi its a big problem and at the end you could lose the properties cars etc etc

For a small fee the land registry is accessible by the public. Use the helpful advice of the local " Camera" ( council) visit in person to chat with the local people you want to abide by the rules and have their help and goodwill.

Could you please recommend there I can find info(perhaps in some of your videos) regarding the renovating the house: what parts(roof, floor, etc) of the house I can repair by my self(I have some construction experience) and for what I will have to(according to law) delegate to licensed professionals?

Well done for knowing that renovation of old buildings needs professional imput. To become a legal dwelling and sold as such I believe becomes a " project" therefore requires and architect and a structural engineer. I believe in some buildings it's possible to live and be classed as a barn but cannot be sold as a house later. The local council or "camera" will give you helpful advice and refer you to the local building regulation authority. Good luck, you need specialist advice from a qualified legal professional not really opinions like mine from strangers. My experience is from supporting a friend buy an old quinta, he's a very happy man, because he had the benefit of honest professionals, with a good local reputation. Several friends were conned by dishonest estate agents. Good luck

Can you get rid of the old house on the property you bought and replace it with a tiny house? Or do you need to buy empty land to have one? What are the chances of landing a tiny house on a Plot in Portugal? The houses in the villages look very old, I need to build my house in a rural area away from the old villages..

The "valor patrimonial" from the tax office is not related to the commercial price. The market is more volatile and subjective. The "valor patrimonial" is used to determine the tax you have to pay. I believe that what is essential is to hire a reliable and good real estate agent, because lawyers are not experts on real estate. As far as negotiation, it really depends a lot. A good professional that knows the market will help with the fair price. For sure, the best advice is getting to know where you want to go :) It does rain! Portugal is not a tropical country, and we do have a winter.

our son's home was purchased for 145000 and he pays close to 4.500 in taxes...plus we have the HOA (hitlers midgets) telling you what u can and can not do in your own home...neighbors that are rats, noise with no control and the list goes on and on...Moving as fast as i can...I told my son to sell the house and get out of here...but i know he is not listening...

that's the value he said on the video, he showed the "finanças" paper where is informed the year tax. A different thing is the tax you pay when buying, plus registration.

Yeah... recently they sell you a rotten barn as a nice house in Portugal. It's all about making money and they are not scared to lie to you. Noticed a lot of video's about those sellers, and if 75% of the video is filled with nice olive trees and other greenery, instead of the building you now you are scammed.

I still can feel very frustrated about the Portuguese sometimes. They say yes but mean no. Like, if you don't want to do something, why not just say it? It takes ages if you ask a question before you get an answer, if at all. Very lovely people but I am used to Northern Europe where you put your money where your mouth is. We recently moved to the Alentejo from the Minho and my god, people here are lazy... In the North, I think most Portuguese are faster because lots of them have worked abroad.

@@__Dude_ I was just merely expressing the frustrations I sometimes have. Other than that very happy. And with lazy I mean that they are very reactive. They don't act unless something bad has happened. An open well without any cover: two lambs falling in and after that making a cover. There's even a saying about that in Dutch. Well, about calves but still.... And owner of the sheep said "but I didn't have the time..." whilst he spends almost every day in the local café after work - and not just for 'one coffee'. All fine with me but don't say you don't have time to look after your animals. Neighbour on the other side: several lame heifers. Even had to have the vet out. Turns out he burned lots of stuff in their paddock and left everything; nails, glass, beer bottles etc. If he'd spent an hour cleaning up after the fire, it would have been less costly.

Why move to Portugal? Still in EU where they have sh*tty laws, even Portugueses want to leave their country (there are millions outside in another countries). Portugal is override with outsiders, and the list goes on... Just comw for tourism! You will regret otherwise!😅

Hello how are you I want to ask you. I have many IDlista property which is good. Can you tell me whether it is easy or difficult to do construction there whether it is expensive or cheap. I keep watching your videos. I like them.Which is very cheap up to 30000 euros which are very old and dilapidated. It is cheap to renovate an old house. This is what I mean, it is expensive.

The daily rates are cheap, but its very difficult to get builders who are reliable and want to work in remote locations and dilapidated buildings. Material prices are ok, but the quality is often poor. You should better know something about construction yourself. And really be careful with the habitation permit - the authorities get more and more strict with enforcing the law.
