I simply can not wrap my head around why some feel superior because they've bought a home? Not everyone wants to be a homeowner with all the responsibilities that go along with it. Even those who have great credit, savings, a 401k & great rental history might not want to buy into the market, especially now. Seriously, unless you've paid off your home or are paying 100% cash, you do not own the home but rather the home owns you.

For years, I had young friends who loved living in the city where all the action is and renting and I told them that I don't like being in a position where I can't control my monthly costs and if you rent, there's nothing stopping your landlord from jacking up your rent. They eventually listened to me and all of them bought something. However, sometimes life throws you a curve ball. A sick child. A lost job. You go blind. What happens if you're a pilot and you owe six figures in student loan debt and all of a sudden, you start having seizures? You won't be able to keep your job as a pilot. For all the people in the comments saying they should have bought instead of rented, can we just stop judging these people for a minute? We don't know what their circumstances were, and you need a lot of capital to buy a home. Maybe they were ill, disabled, had sick children, had an accident or sudden job loss... all of this could have prevented them from being able to scrape together a down payment, closing costs, inspection fees, moving fees, lawyer fees, earnest money. Lots of people never have $2,000 in the bank at a time let alone $20,000 or $50,000 to buy a home. Rent Control DOES NOT prevent homelessness. Rent control creates a musical chairs game where the lucky renters get a home while more and more renters are homeless because without a profit incentive no to few new homes are built. When you eliminate market rate housing by rent control you get less housing and more renters fight for what existing housing that is left. With Rent control you get impoverished slums because rent does not allow for proper upkeep of rental properties. The other more accurate term for "Rent Control" is called "Rental Property Ghettofication." Public housing can't keep up with the need for affordable rental housing which explains why we have homelessness.

300% rent increase = tenant is probably doing something awful & landlord wants out of it, lets finish the story. Because you can only raise rent after a lease is completed and a new one is offered, not in the middle of one. And nobody is going to stay for $300 more a month, they'll just go somewhere better. Anyway we all know how it is with leasing. The tenants they all want top paying jobs, the more profitable the better..... the media says its great if they're making big money. But as a land"lord" you're supposed to buy them a house, then just barely scrape by and break even doing all their maintenance and upkeep. Then pay all the property taxes and insurance, plunge their toilets and come spray for roaches on demand after they bring them in. Repair their damages and clean up the wake of garbage after they take off for something new. And if you make any profit at all you're called greedy.

What did these people do when they were younger to end up like this.I bought my first home at 26 years old. I always drove used vehicles and never had the latest electronics. I now own a few places and people that rent think they are immune to inflation. The owner of rental property has many costs including maintenance, repairs and taxes. The lawn has to be mowed, they expect garbage pickup and when something breaks they demand instant repairs even if they miss used the item that broke. I’m thinking of just letting one property sit empty as my primary residence is on the same property and at my age I get a tax break if I’m not renting it. I collect over $1,000 a month from rent but my taxes are $4,000 a year. If it sits empty I don’t have to pay property taxes, worry about paying for garbage collect, lawn maintenance and other things when we travel or go to our recreational home. Even owning it free and clear I’m barely making $400 a month with insurance, taxes and maintenance. It getting so it isn’t worth the hassle. Things I’ve noticed about tenants if most of them drive newer vehicles and act like they own something that isn’t theirs. I’ve also noticed they think that voting for all kinds of crap that increases taxes won’t cost them anything until the the rent increases. I always tell them I’m just passing on inflation to them.

But NOPE, owner decided he needed to live there and in 30 days he was to be out. Thankfully both he andhis wife were gainfully employed and they stretched and got into their own home.
