As a tamad maglinis pero obligado, kitkat tiles is a no no. Ang daming grout areas ang kailangan kuskusin. Full flat tiles is a must for me para parang nagwa-wipe ka lang ng glass window 😁 Arki, baka pwedeng pa-request, sa next design mo sana, reco ka materials na less maintenance at pasok sa budget ng nga lower middle class with 100sqm lot. Pang RK kasi yung design mo, pero maganda naman. Marami pong salamat.

I love the concept and everything. Air flow and curves are definitely number one to consider when making a house...specially in a hot and humid country. I think we can still make it much more simpler and affordable. May mga nakikita ako sa mga public schools and some government services na may open airflow sa gitna, pataas. Effective sya.

Sometimes uncomfortable ung iba mag-alis ng shoes (could be may amoy, or butas medyas, di sanay, etc.). Pwede magprovide sa guests ng shoe cover pag papasok (para siyang shower cap for your hair).

Ngayon ko lang narinig yung minimum 6 meter frontage. Nice advice. And yung sample 55k / sqm is a helpful estimate.

i think this dependents on the material you use. Architect used high end materials, that's why it's expensive

may market naman sa idea nya, 100sqm sa city kung saan maliit yung space at malapit sa office. Maraming design features. ganyan na ang price ng townhouses sa QC at manila unfortunately pero hindi ganon kainteresting yung design

It's actually pretty normal if anything nawawala na nga kasi mas lumalaki yung western influence particularly American dito. Hindi lang kagaya nung mga Japanese homes yung lagayan ng sapatos but almost always iniiwan yan sa tapat ng pinto o sa adjacent wall ng pinto

Nice design sir lalo na yung glass roof and yung concept ng provisioned retractable roof, pero napansin ko lang walang mga drain ang powder at shower room. Overall I like the design, salamat sa idea.

Lods sana meron ka din video sa mga 36 sqm. Na bahay sa mga katulad namin na cant afford sa mga mamahalin na bahay. Lagi kasi ako naka abang sa mga video mo idol. Ang dami kong natutunan kahit babae ako at know how dahil sa mga video mo, paunti unti akonh may natutunan. Yung iba aapply ko din sa ipapagawa kong bahay. Salamat lods.

Very very nice layout. Small land area but full of design features found in bigger houses. Lodi design ka naman house na may "Man Cave" na may multiple display cabinets for adik mangolekta and collectible hoarders! Hometheater system and WFH area! 😄

big brain tlga .. ganda functionality and design combo..16M pra sa full grade, ..pag semi grade at ungraded kaya magkano na? challenge po sir oliver 80sq m pra sa mga townhouse design yung walang window sa magkabilang side harap at likod lang. mdami mgpapagawa ng idea nyo hahaha..

Architech, request po sana ng design for studio condo (~30sqm shoe box cut) kung pano maincorporate "iwan sapatos" area esp kung ang default layout ng condo is kitchen agad pagpasok. Like how to create an illussion ng genkan na di na need ilubog but functional pa rin.
