Lot fee probably 850 +. Might as well buy some land for about 5 or $6,000. Buy your own mobile home selling brand new 47,000 or less & no lot fee but pay taxes for your own land. Or purchase a Tiny home from Home Depot & they put it together. Just some options.

good luck getting water if you are on the outskirts of a city. a friend in Vail, AZ (near Tucson) had water delivered to a water tank on her horse property. no wells.

@@jhod317 The problem is water and sewer (or septic tank) and electricity. Generators and propane are expensive and need to be maintained. As people age, the maintenance can become a problem.

I'm in the process of moving to another state. I've checked out these types of communities. The price of the mobile or modular homes is reasonable....but...the monthly lot rent is out of reach. Most lot rents start at 600 and can go up to 800 or more. Doesnt seem high untill you realize some out there are only getting 700 a month on social security. And all those amenities, while nice, makes the monthly lot rent go sky high. And there is no guarantee that those monthly payments will stay the same. I have found on listing web sites they don't like to come right out and say how much the monthly lot rent is. Usually have to call them.

Humans have always liked small communities - this is the attraction of nice mobile parks like this one. I'm a young senior and although I don't live in a mobile park, I have several relatives who do and they love that they have all the facilities and activities even if they don't personally use all of them.

I just googled the lot rent, and it says anywhere from $475 to $775 ,,, which includes water, sewer and trash for that price, though if you go to the website and look at homes for sale, a 2021 2 bdrm., 1 bath lot rent is $921 and change. Nope. I want to move, however, I pay $120 a year and no monthly. It would be crazy to move.

As much as I love AZ...they are running out of water. I currently live in CT (home state) and would love to go back to live but.... the heat is insane & the water issue too. All these mobile homes , the lot & I bet water is not included. Consider visiting VS owning...my opinion only!

I enjoyed the Tour of the Park and her Home they offer a lot activities as a group or couples/singles and it's clean. The home is nice but it is smaller than what I currently have, but doable. I am glad that you are showing all types of living situations in your state, I embellish you to "Bob Ross" in how you try to paint a picture of the area and the people who live in and around the area. All the fees make these expensive unless it’s full time. I wanted to buy a modular summer home at a lake RV property but the lot fees are $6500 a year for 6 months they’re open May-October. The modular homes always lose value so it’s like throwing money away.

Stupid paying $910 a month that’s not including the mortgage on $80,000. I’m in upstate NY. My property taxes, school taxes, city taxes, garbage, county taxes,homeowners insurance all for $2498 a year! I pay $ 624. a month that’s included all the taxes in my mortgage that I mentioned. My electric and gas bill are $ sometimes between $56-$78 a month that’s with a/c running 24/7. My water bill every 3 months is $43.56 and sewer bill is $360 a year due the city putting new sewer pipes all across city. My car insurance is $219 a month full coverage on 2024. FL is not that great!

I'm guessing the interest rate on a mobile home is going to be a bit higher. The Yelp reviews of this place are not encouraging. I can buy a mobile home like that for $72,000 in a 55+ community in my hometown of Barstow. The lot fee is only $550 mo. The complex is smaller, but there's still a community center & rec area. Plus it's easy access LA or Las Vegas from my city. I would also feel 'more comfortable' in Barstow with a much larger African-American population, versus Surprise, AZ. However, I think Rose Garden is still a good option if the home is paid off with cash. Then the $900 lot fee for your own little home is gravy, given that the average rent for a Phoenix apartment is $1500

I live in a mobile home in Palm Desert California. Naturally, you have to like the heat. I was one of the youngest people to move in. I was 53 when I purchased my place. Recently divorced, didn’t want a lot of upkeep, and everybody had old-school values and manners. I’m now 67, I work out a state, I only get to my place two or three times a year. My neighbors all look after my place. There’s a lot to be said, living in a mobile home community as a single woman. Just because you’re 75 or 85 or older doesn’t mean you lose all your faculties. Many of the residents there are very active and alert.

It doesnt take a rocket scientist to understand that each year, ones LOT rental will go up and up and up. What do you do when your an older senior and can no longer afford the lot rental ???? The very first thing this guy should do on on all videos and clearly state the average Lot Rental fee. Then people would move on down the road, unless one has a monthly income of about $4500 minimum.

One is better buying a small piece of land with a livable home and fix it up, here you buy nothing for 66k except for the right to pay a lot fee of $900, very bad "investment."
