You are so right! I watch your videos, and most times, don't comment! I appreciate you and just enjoy seeing Phoenix again. I lived in peoria for almost 3 years during covid. Had to move back to pa. because my rent was going to 1250$ . I mis Phoenix so much . Bought a house here, and hopefully, when prices level out a little, I can sell here and move back. To be asking almost 300 thousand, Condo should have been in much better condition. First of all a major expense is going to be the air conditioning as you have stated. The carpet has seen better days. They also could have done a paint job. The money that they are asking, they could do better. as you stated that Condo should show much better, too much has to be done, it needs a professional cleaning and fumigation.

The lower and upper ceiling is where the HVAC ducts are (more than likely). Funny in Florida they have bugs that look like those "water-bugs"; they call the Palmetto Bugs.

The red brick community across the street is a hidden gem. Nice solid red bonded brick. Most homes are well taken care of. You can get a house in that neighborhood for close to the price of this. Wild.

I grew up with one phone too lol😂. Bedrooms look small to me. This would be a starter home for a young family. 2nd bathroom needs to have a shower. The bugs would turn me off immediately. I agree presentation is everything.

Still rocking the landline. I’m so old they didn’t have cordless when I grew up. And they had this round wheel type thing you turned to dial the number 😅 . Sometimes you’d pick up the receiver and instead of a dial tone you’d hear your neighbors gossiping because we were on a party line.

Thank You for doing this for us! I rented an "as is apartment" as stated in the lease. Moved in, fridge had flies in it and stove was dirty and would set off the firealarm. Walls had small nail marks and wasn't painted. Its all I could afford SO I moved in and plastered all of the holes and painted every single room. My land lord started painting his other units after that. Presentation is everything!

So big super just seen this townhouse. If they would replaced the AC, replace all the tile and carpeting flooring. Enlarge the 1/2 bathroom. Replaced the covered patio, and the tile. Do green maintenance in the front.This would not be a bad place. $285,000 is to expensive, Plus on a busy street, Which is a nightmare. This should go for $220,000 easy. RATE 6. Big Super can you show so more of those New Manufacturer/Modular homes.Those are pretty affordable, Loved your Video ❤

This property.... when I saw the hanging wire outside the door... I would not even have went inside to be honest. Then when I saw the waterbugs or large roaches INSIDE the property on several rooms... I thought to myself THIS place has a Bug PROBLEM.... Next! I would have left immediately ... price dosent matter when the property has poor upkeep, seriously. Again YOU are outstanding in your professionalism ... the problem is this property. Hey Big Super, that a/c unit on top of roof is a swamp cooler. The buyer of that property may want to negotiate with the seller for another unit

Exactly! I saw that too. And swamp coolers really cannot cool anything in that kind if humidity. They only work when the air is drier, which it is not at the moment.

you had me rollin on that third roach I knew what you were saying. The 1/2 bath is good to have, the kitchen has room I like the eat at bar so you could have a den and a living room for the kids, upstairs bedrooms good size but I would take the other bedroom and make that a master bath and closet. When I was growing up in the 70's ours were all brick and we didn't call them the Projects or the Ghetto, we called it "Government Housing " 3 boys in bunk beds and sister got her on room next to mom's. We had roll out windows till we moved to a 2 bedroom they were updated then we got a $600. Sears window A/C. We didn't have a phone till we got the 2 bedroom and my mom had 20 foot phone cord so it would reach upstairs but only to the banister, the best thing about our apartments was the gas heater and gas stove and gas water heater and don't you dare touch the fridge when we lost power if we got thirsty we go outside and drink from the water spicket

You dont know Phoenix. I live in SunnySlope in a duplex and there are 3-4 bedrooms Houses on my street for $350,000. That Townhouse he was looking at was way nicer and in a better neighborhood. If the owner cleaned it up he could get over 300k easy. There's a couple small 4 bedroom houses in SunnySlope for half million, in SunnySlope 😮 Come over to The Slope Big Super and show the people what one of the worst neighborhoods, so they say, in the Valley looks like. 🌞😎

The house itself , I give it a 1 . 🤷♀️ As far as a house phone ( Land-line) lol I still have one and will always have one ! Technically a house phone just means you can't take it with you. All phones rely on digital connections. So now power, no house phone! This townhome would be good for me if it were an end unit. As long as those bugs aren't alive, it's all good! 4 bedrooms needs 2 full baths. But I give it an eight! 115 degrees? What does that feels like!

House phones unfortunately nowadays are only ran by internet. So if the internet is out the house phone will be out. U can only call 911 like on your cell. I hate pet smells, the townhouse is decent ive seen a lot worse. Really nice appliances. Nice covered patio. I'd give a rating of 7.0. Id use the area by kitchen for a dining room and office or bar space

Can you show a townhouse to look better than this. Understand glendale's a nice area. but there's a lot of work to be done on that townhouse. They definitely are going to have to paint and remove all the carpet. 💕 also if animals urinated on the carpet it could have went through the wood underneath the carpet.

The counter would also make a nice folding table for laundry. (Puyallup WA-we have the jacks but no land line.) The 'bugs' would be an issue unless they just fumigated but then what could that mean and if there are pet odors all the carpet may need to come out :( $$$. I wonder if it was owner occupied or used a rental unit. Being 60 in October I'll keep looking at your Sr mobile home communities first. Thank you for showing what's available at the different levels. My SCORE 5 due to lack of presentation.

Congratulations on getting your license. Probably should get a clip about where to connect to hire you, and please tell us the HOA fees and what it covers. This place should cost less than the ones that are not on the busy street. It needs a new AC and the carpets cleaned with Nature’s Miracle. I hope a family buys it and not an investor.
