This gives me a whole new perspective on new builds. Especially due to the government aligning taxes with new builds over existing as of late. With the lower deposit required I also find this very attractive. Thank you guys for your amazing knowledge and hard work. I look forward to working with yourselves in the future.

New build vs existing build do not have much differences. But an existing house with subdivisible gently flat land will easily skyrocket when the market is hot. Just the supply for this type is very limited, while a majority of single house with 600+ sqm land in NZ is not financial viable to subdivide. I am not a fan of new build but agree that it's a good strategy for most investors who have other daily business.

Nice work Ed, one thing I'd suggest is to look at if the growth on the chart were annualised growth, be interested to see a graph showing the difference of 0.6% annual growth compounding over 10 years on an average property price $900k?

Really interesting analysis. I’d think existing houses would outperform in an upward trending market as more of the value would be in the land than the building on it. Of course with current high costs of construction and materials it may make new and renovated properties more attractive.
