I'm a real estate investor here in Bend and Central Oregon. Every summer the prices rise and every fall they drop. My houses have fallen about 2% this last month, which is significant. But there is still a strong demand as CA, Portland and Seattle continue to decay. When interest rates drop, I expect prices to rise quickly.

@@civilization57 yup our market is very cyclical but the demand keeps coming. We agree that if interest rates continue to decline things will definitely heat back up.

how can any one afford these homes? i make over 70k a year near bend and cant afford anything but a mobile home with HOA fees.

That is unlikely due to the popularity of Bend. But we are seeing a more balanced market right now!! So maybe!!
