New rent hikes for the rest of 2023 cannot exceed 10%. But hikes of up to 14.6% are still valid if tenants were notified before Gov. Kotek signed Senate Bill 611.

Governor Kotek needs to build an economy around accessible dwellings, be they parking places, camping spots, cabins, tiny homes, and etc. This would be the greatest societal relief, give people something attainable and worth living for. Everyone would make money, and taxpayers would save a lot, and people in special need would find more available for the resources that they need also, as more people would have viable avenues for relief.

condos are largely a scam, youre throwing away hundreds of dollars per month on an hoa, they don't appreciate in value nearly as much, and you've got all the problems of apartment living with none of the perks. it sucks because SFH around here are like 500k minimum, gone are the days when hard working Americans could buy a decent starter home.

@@jarethgar my condo went from a value of $308k to $450k in a matter of 4 years. Yes, as a percentage, appreciation value of condos is typically lower than that of SFD’s, but when you own a condo that’s big enough for a family, and is being sought after by families looking for an affordable first-time option, a condo isn’t a bad deal. For me, the choice was informed by both my lifestyle, and my desire to build equity so that I can someday get into a single-family detached. As for HOA dues, it’s a double-edged sword. On the surface, it can add like $500 a month to your monthly mortgage payment, and that’s a lot to swallow (I rent out my spare bedrooms, which offsets that nicely). The trade-off is that someone else - another entity, rather - takes on the financial responsibility of maintaining the exterior of your investment. All homeowners pay dues individually in order that everyone’s investments be maintained. Think about it: the exterior maintenance of a SFD comes with a cost to the individual homeowner, rather than a collective. For some people, that’s a major disadvantage. For instance, a roof that requires a complete tear-off can cost upwards of $15k to replace, depending on the size of your home. For me, the draw towards a condo situation had to do with the fact that the burden of that cost would be shared with a collective of homeowners, as opposed to carrying the burden on my own. For me, the monthly dues represents the security of knowing that our community has a pool of money to draw from should exterior structural maintenance be required. So to say that a condominium is a scam, I think, is pretty shortsighted. It can be a good investment for some, not such a good investment for others. A condo situation fits both my bachelor lifestyle *and* my budget. Paying HOA dues means my investment isn’t leaking or crashing down over my head. As the value of my home has grown, so has my income - and as such, I am considering selling and moving to a more ideal home. We’ll see, because home values for SFD’s are going well-above $500k. In fact, I would say they’re getting closer to $600k, and inching ever upward as we speak. [EDIT] as far as having “all the problems of apartment living,” I think that largely depends on the HOA you’re buying into. If you look at the CC&R’s before committing to a purchase, you’ll find out how the association deals with abhorrent behavior. My HOA, for example, is very aggressive in dealing with issues like smoking and noise. If you’re causing your neighbor any distress, it means a hefty fine. I was the Board Chair of our association a couple years back, and I had to punish a homeowner for issues a tenant of theirs was posing. If the homeowner refuses to pay, our lawyers resolve the issue deftly, and we get paid. It’s not to control people. It’s that everyone deserves to peacefully enjoy their home, and we guard that like watchdogs… thus another reason condo living isn’t for everyone. 😂

The rent cap doesn't apply to leases, unfortunately. That's why they can get away with it, it only applies to rental agreements.

Guess who created this housing crisis and set the stage for the rent hike? Does anyone know who is the biggest landlord in the City of Portland? Not The Schnitzer family. It is the leadership who we pay for managing our city failed to come up a long term housing policies and the rent hike we are all suffering as a result. Yeah right! Keep using the property owners as a scapegoat to cover your incompetence!

Where were the governor when durning COVID when people were not paying their rent. Why does other businesses get to rip us off but not the landlord? Like for example the property tax man.

All this does is vilify landlords. Will our taxes go down? How about utilities? When those begin to outpace our ability to stay above water, how are we supposed to provide shelter for people who rent? This isn't a "greedy landlord" issue. This is a "The state needs to cut programs and lower our taxes" issue.
