Other reasons too... likely right-sized wood structure, craftsmanship, and well-cured, stable beams, joists, etc. Unlike many new homes where wood shrinks/distorts (bows & twists) however slightly used in rush to construct.

Agreed...I live in Altoona PA and there are a ton of victorian mansions built by the railroad that could be rehabbed. Would love to see that happen here!

It’s sold for only $1.7 million. For the most part it looks way too modern inside. For someone to pay 3 million for it they would have needed to stay with the original features much more. Had they left the original decor, appropriate for the time period, it would’ve been timeless. Instead they put in decor that looks like any decor in a track home.

@@emmas1082 ...Agree, Rehab took a hit on his investment...There are units in Wrigleyville that have the same resonance inside. ...It's more of an "Upgrade renovation" and really doesn't maintain any historical prestige. Just having been "The Oscar Mayer Mansion" alone would have been worth 3Mil for openers but now with interior modernization, It doesn't carry enough weight on its own...1.7 was pretty much the going. Add another 55Gs in annual taxes not to mention the annual landscape maintenance bill....No Thanks!

1:11 The potential I see is a massive property tax bill. Especially since Northwestern University is exempt from paying property taxes in Evanston even though it’s a private institution.

that's what I was thinking....amazed it is not on an estate piece of ground. must have sold off the ground around it, perhaps, after falling on hard times. No little Oscars to pass this mansion onto.

1901 is quite modern to us in the UK - part of our house is 1760’s. We have this system of grading buildings (1 = most valuable in terms of historic importance; 2 = less so; 3 = less than 2). It’s certainly not perfect and is abused by some but, for the main part, ensures that “valuable” buildings (not just houses) are subject to scrutiny before any work can be done on them. More than that, the local council has a duty to ensure that the listed buildings inside their area do not fall into disrepair and can, effectively, force the owner of the building to stop deterioration. However, as our local council proves, the local conservation officer is meteriocally unfit for their role and many absurd decisions are made. Taste is personal but I personally love the style of this house. It seems to have been refurbished with such thought as to materials and designs. I hope the developer makes enough money out of it so that they, and others, are encouraged to refurbish more houses that need love and attention. I also love the Meyer Mey house in Grand Rapids and the Johnson Wax building in Wisconsin. I’m lucky enough to have had the opportunity to visit both of those. However, I’m not blinded as to the shortcomings of living with a building designed by Frank Lloyd Wright.

No one in the real estate market wants to speak publicly about it but high-end properties are searching for new owners. The market in the Chicagoland area for $$$$$$ is saturated and as the older owners die off, there are not many local buyers of means to replace them.
