Even if you put a trailer you still need water, electricity and septic the trailer will be $40k well$40k electricity poles $ and a septic tank is $30k and you have to dig the dirt for it use a plumber and those charge $300hr. It can be done but you won’t see a house for another 5 Years or more

Builders are not Designers or Architects. Some of them prefer the easier route with a flat land or are just not comfortable with a sloped land. You need to talk to an experienced Architect who can design with the slope and come up with some interesting forms and design concepts. Great Architects will tell you it is more interesting to design with a sloped site. Thank you.

Hey, listen, I just have found your channel. Great channel btw. You need to back up on the cheap acre you bought and don’t give up on building on it PLEASE! I’ve been in the construction business for years and I’m telling you now, if that lot will “perk” test, y’all can build on it! DONT GIVE IT UP! To me, just going by what you said about the contractor that came out, HE WANTED YOUR MONEY! Get you a second opinion, and a 3rd opinion! By the looks of that lot it’s buildable! Even if you was worried a tad bit about the water go out there when it’s a heavy heavy downpour and take a look at what the water is doing. Spend some time doing your own research about it. Hey, spend a little and I mean a little leveling it out but don’t let the contractor get crazy on price to you. If he tries, FIND ANOTHER CONTRACTOR!! I got faith in y’all!! You can still make that property work and have an extra property to keep moving ahead with! Even if you put a mobile home on the thing , or even TWO mobile homes on it to double the income, do it!! They would be a little higher off the ground.. Hun, there is NOTHING wrong with that lot, as long as it perks!! Please let me know what you think about what I’m saying, and maybe a update on y’all’s plans with it because I know you can make it happen! FIND A WAY! 🙃

The water could had been taken care with rocks, so the water drains. We did our own excavation but yea $30k to pay an excavator to have that down, $30k to add utilities and another $15k for the rocks and to measure your land. That’s all without building the house, to build a house today is not worth it. Materials way too expensive and nobody is Building you a house for under $400k

Thanks for the feedback. Where we are located we can build multiple units well under 400k. The same for single families, in fact we are in the process now of building well under 400k.
