There's been a number of reports on this plot. And there have been tidbits in each, but I've yet to see a complete report. First, the Realtor sold it as a residential building lot. Which, it's not. Second, the survey did not have the easements marked on it, and in fact, did not have the power pole marked. The surveyor also has had serious issues with other surveys. And there's even a question about if they even visited the lot. Third, that deed from 1955 may well have been for a larger plot that's been subdivided. And the divided lots deeds may not have much detail on the easements. Fourth, this was not picked up by the title search either. Some comments about they only search back 30-50 years. Fifth, this deed does have some notes about easements. But, no one ( including the buyers ) looked at the details. The buyers assumed that it was power lines along a road. Sixth, the various offices at the county and assessors offices did not pick up the easement issues either! So, my assumption is that the county did not have this deed marked correctly with the easement issues. And last, this land has no real value except to the neighbors as potential farm or pasture land. Paying property taxes and needing to keep insurance on land with no value means that it actually has a negative value! The landowner needs to notify everyone involved that they are going to sue to roll back the transaction as fraudulent and to recover expenses ( engineering, survey, taxes, closing etc ). I would not expect them to get full recovery as ( as best I can tell ) the deed did list the easement, although not clearly. The only person with relatively clean hands in this is Duke as they did have a valid easement. But even they could have done a better job of notification before building the HT line. As far as a resolution? The county has a taxable lot on the books that's got no real value. they need to recognize that and cut the taxes on this lot to a realistic level. At that point, Duke needs to buy the lot for 5 grand. Then, the realtor, the title company and the surveyor need to go thirds on the remaining out of pocket for this couple. Will that happen? Hell no. So, it will wind up in court and the only winners will be the lawyers.

Good question is…if the utility company is the owner of the parts of the land…how can it be sold by owners over and over? Shouldn’t it have to be purchased from the utility company … another Gov scam Just like…you buy land but Gov can take it anytime they like

This is similar to what happened to me. A imminent domain project is happening to me. I wasn't told about it when I bought my house. No one tells you, and you don't find out until the ink dries. I asked a lot of questions and still was deceived. The states need to do something about these kind of dirty deals.

Tax deeds are easier. The deed is changed into your name usually in 30 days. Check the areas you're interested in. Some states have auctions 2or3 x a year.

again, another failiure of depending on 'pros' to advise you even though you're paying for their service. Whats the point of any of them if all they care about is getting their commisson? i mean, who can imagine this? and why is electric getting free property? make that company pay for the taxes... this seems shady all around, especially when the apprasial came at half the value. I think someone got paid off to unload this. esment of this amount shouldn't be legal. The untility should be requried to buy and pay taxes on this land. I wonder if they stop paying taxes on the land would force gov to take it back?

We have allowed overreach from the government for way too long . We all should have been paying attention to the local government changing more and more oppressive laws, controlling laws, tyrannical laws. We all have to research, and talk to a buyer agent - NOT THE SELLERS AGENT! This one 1️⃣ was crazy to me Not able to camp on your land over so many days is unacceptable. It’s all about to get worse. But most definitely don’t care.

😮Scary issue. I feel like I was screwed by everyone involved in my first home purchase in a new state. Now, looking for land. I thought that learning about easements, etc would be helpful to me; not if people or companies keep playing games though.🤷🏽
