When you sign the purchase contract with Ryan Homes, you may have 45 days to get loan approval before construction commences. After getting that loan approval say through NVR Mortgage, can you still shop for another lender before closing which would likely take place more than six months down the road.

I believe you need to have a lender before construction. I don't think they'll build and you don't have a loan

@@heyitsnei once you have a lender before construction, are you bound to use that lender at closing or can you get a different lender (with a more competitive interest rate)? That’s what I’m trying to figure out. Thanks.

@@ginger_breadman you sign an agreement/contract with whatever lender you choose before construction so you do have to stay with them. That's why it's important to keep track of your lender options and their interest rates so that you can compare before choosing. You can make a comparison chart to help!

@@heyitsnei I don’t think any binding contract is signed with any lender. I believe you can change lender before closing.

@@ginger_breadman okay, if you believe that then it may be true, idk. I have bad memory anyway. Even if you can switch lenders, beware that searching for a new lender late in the game will impact your credit score when they run it and can ruin your chances for a higher loan or cost you your first lender! So I'd advise against it. What you can do is request an interest rate lock if it's available, so that the rate doesn't increase from construction to closing.

I am getting a Cedar "L" in Ohio, breaking ground tomorrow. Did you get your house inspected by third party? Any huge tips that we might use as we go through the construction and closing?

From what I can remember, I think Ryan Homes hires an inspector who is not affiliated with Ryan Homes. Through construction, just make sure you keep patient and save money! Make sure you do NOT open any credit accounts whatsoever during the construction process as this can cost you your loan and your home!

Hello thank you for the information. We are buying the cedar model as well! Is there anyway you can measure the flex room dimensions? Like the the length of the wall along the window side and then the length of the longest wall towards the outside opposite of the door? I'm trying to decide on furniture for our office space.

@@heyitsnei Oh cool I saw that dimension on the layout but you never know if they include that door opening area as part of the 7'4 so then the window wall is much shorter than 7'4. If you mind measuring the door opening? I want to put a long book shelf the that's 70 inches and I'm hoping it will fit along that wall that's with the door.

How is Ryan’s reputation ? Do they have a year warranty ? New built houses some times settle do they warranty settlement issues? Are the communities HOA free?

Majority of reviews will be positive with a few negative reviews here and there. They did offer us a year warranty for when the house settles to fix cracks and exposed nails. There is an HOA though!

When you’re dealing with the design process of it, do they allow customizations to there plan? Or do they only offer certain upgrades to which home design you select?

They only offer certain upgrades to their design. Anything you want different, like a different door style or color for example, you'd have to do on your own after moving in.

We are building a cedar elevation k. I was wondering how long after the drywall meeting did it take to close and get the keys.

Our drywall meeting was in November and we closed in January! So I would say about 2 months give or take!

@@rubyshay6352 cool we bought a Ryan home in DE, it’s under construction and they offered us a base price and upgrades were extra. There was no separate builder price but the price is comparable to other houses in DE so not cheap in this market

Don’t do it!!!! Both Ryan and K… are horrible builders, they use cheap materials and their homes do not hold up. Resale will be lower than other good builders. they get you with all the square feet and amenities but the house is cheaply made. They are about quantity not quality. You may regret this down the road. I’m happy you’re a home owner, congratulations! However you will put more money in the house in the long run. You’re beautiful and I wish more people would be there for first time home buyers who are lured by these crooks.

Hey Linda! I see what you mean, but we don’t plan on staying in this house for a long time. It’s just kind of a starter home for us while we save to buy something of better quality and space! Also thanks for the compliments 💕

This isn't necessarily true. Homes in the development we built in are worth $150k more than they were built for at least, there is a huge shortage of new home builds, so values are still very strong. For someone like us, we couldn't afford going with a "custom" home builder, it would have been $200k more than we paid at least, so it's not achievable for everyone. Just food for thought. You also have to really dig into the complaints. Talk to the neighbors in the actual community as subs are different everywhere. People will complain about cracked caulking and nail pops; that stuff happens in literally every new home, regardless of the builder. Not really a realistic complaint. Just do your homework! @@alanahaws5058 thanks for your response, Alana! I agree with your comment, you can find about 100 bad reviews on Ryan Homes but there's thousands of good reviews! Even if the quality is not top tier, it's an affordable home with lots of space and at the end of the day it's a roof over our head! I would definitely build with Ryan Homes again!
