When a title isn’t “clean” or is considered “defective,” it means there are unresolved legal issues attached to the property. This could include liens (outstanding debts owed by the property owner), claims from other people, or even clerical errors in the property records - Ted Thomas Team

Does payment have to come directly from you or can you pay the deposit and use someone else's funds, check etc?

When you register for the auction you can enter the bank account you wish to take out the funds out and receive the funds as well . Best to contact the county you are interested in to see what they say. - Ted Thomas Team.

OTC properties are available all year round in most counties! The best time to look at the list for the "newest" additions would be after the most recent auction took place! It takes about a month after the original auction for the county to transfer properties to the OTC list. - Ted Thomas Team

Typically Georgia will not have over the counter properties because they auction off their properties monthly. What does not sell will be pushed the following months auction. - Ted Thomas Team

We encourage people look at other locations that are not a "hot spot" like Las Vegas, Los Angeles, Miami Beach. Look at the neighboring counties next to the highly popular areas - Ted Thomas Team

Yes common sense. Better to have 1 website that can search 100s of counties instead of signing up for 100 different ones.

I am just beginning to start my study of this form of investment but from what I’ve seen so far it looks like when you purchase the tax lien certificate you are required to hold the lien for 3 years before foreclosing and taking ownership of the property. Is that not true in the case of OTC tax certificates?

You are correct for the most part, the redemption period can vary per state you are purchasing it in. The redemption period can range from 1-3 years - Ted Thomas Team

Yes those left over properties would be placed on the next upcoming auction. But always call and check the county you are interested in, individual counties have the choice and things can always change :)
