Some of my observations: 1) So many tiny holes on the front gate and it is quite windy at the corridor. Surely there will be dust collected on the holes soon. Need to clean out the tiny holes frequently. 2) Building a partition between the sink and the cooker is not ideal. There should have no obstruction between the sink and the cooker for practical reasons. 3) The Line8 over the cooker is both impractical and letting the steam gets in the Line8 is going to spoil it earlier. Can actually shorten it because there is no way you need the plug above the cooker. 4) I suspect the so called Quick Clean Technology is just powder coated non glossy surface. 5) This is a personal choice but we are in S'pore, why do we need heated WC? 6) The blinds that you used is taking so long to lower and raise. 7) The safe on your shelf will warp your shelf. 8) The display cabinet is nice but unfortunately the carpenter did not try to conceal the huge hinges, which distracted the look. In the market, there is a type of soft closing hinges for glass doors that is sleek looking. A pity that the carpenter used a normal bulky hinge. 9) The ceiling fan blades above the bed is going to collect dust and you will find bits of dust dropping on your bed or face. Worse, if you accidentally switch on the reversed direction, you will find raining dust. Anyway that reverse function is for countries with winters where they use that function to diffuse the hot air from the heaters. No need for that function in Singapore. 10) At the open wardrobe space, the placement of the side table is going to make it so difficult for one to place and retrieve the clothes from the hangers rod. 11) The MBR was measured wrongly and led to the insufficient space for the bed. Should not build the niche behind the bed and also the display cabinet so close to the bed. 12) Did you supervise and witness the removal of the WC from the walk in wardrobe? If not sealed up properly, the pipe below the WC will dry up and the sewage smell from the units below will go into your walk in wardrobe. If you start to notice sewage smell, you will know why.

@@HazelleTeo I think I can list 6 things that you could improve. It is better than listing 12 good things I observed because these will improve your unit. 1) Relocate the ceiling fan to the living room or study room. No matter how careful you are, some dust will still drop when you clean the blades. At least you do not need to worry the dust dropped on your bed after you relocate. 2) If possible, ask your ID to change the hinges to sleek ones 3) Relocate the safe to a place where there is adequate support 4) Remove the side table at the open wardrobe 5) Remove the bed frame and place mattress on the floor with raised platform. This will provide you with more walking space at the foot of the bed and it suits your wabi sabi style 6) You may ask your ID what he did to cover the sewage pipe in the WIW and thereafter you check whether what was done was what he said. You can then decide whether their solution is adequate. You would want to do it right the first time for this because once the sewage smell comes in to your unit, it will be more difficult to eradicate. Some of the things I observed cannot be undone without a mess eg numerous tiny holes on the front gate, partition between the sink and the cooker, power line above the cooker, so I suggest just leave it as it is. Just need to adjust your living habits instead of changing these out, unless you want to spend more money.

Congratulations is a beautiful house. Definitely missing is plants. Is gives life to your house when you look at it. There is alot of small indoor 'hardy' plants (no flowers) available. It's gives a breath of life and warm up a house. A house w/o it can look 'cold'.

Lovely calming colour scheme and seems to be customised just to owner's taste. Not sure if original layout is very inefficient to begin with or did the design make the walls chunky and eat into the avail space.. Why does it feel much smaller than 710 sqft? Theres alr no enclosed kitchen, no storeroom and even had to give up 1 bathroom but the bedroom and study still feel kinda cramped.. where did all the space go😅?

Love the aesthetics of the house, but it feels cramped up / claustrophobic. Should've went with a larger and cheaper HDB instead of a 2 room condo. But if she bought this place for future investment and it has a longer lease than HDB's 99 years I guess it can still be a great buy.

The type of owners that Ryan features would probably have considered their length of stay. In the grand scheme of things, it can be reinstated. If they're able to afford it, enjoy their home more for 10 years, what is "paying" 50k when their home value can go up alot more than that. Additionally most of these are high earners/business owners

Hi! It definitely will affect the pool of potential buyers - but if u find the right buyer, still would be able to sell. My previous house I had a 4 room condo, I knock down everything to left 1 room - I managed to sell w a good amount of profit! It’s harder for sure, but I think it’s harder to live in it for years to come and have space that is not usable / practical for u. Tomorrow is not guaranteed, just live happily now better than constantly worry about the future that may or may not come. To each to their own ba :)

overall squarish floor plan which is good fengshui. Also not cluttered. Only issue is the beam directly over sofa. Try not to sit under the beam which is bad

Hiding the kitchenette makes the space look smaller than it actually was and feels very troublesome to slide the doors open each time you wanna use it. Hazelle is so articulate and speaks so eloquently in both mandarin and english damn also the way she presents sounds very natural and not like someone whos just reading from the script.The pink basin looks like a cupcake!

With proper planning, u don’t need a line 8 . Plan the counter top appliance once u plug it in, u won’t move it any more. Additional 1-2 extra socket for additional. Back splash would also have a cleaner look. .
