Hi Joe and Gift, An easy way to explain insulation is R-values. Basically it's the resistance to heat flow. Typical values in the western US are R-30 in the roof and R-11 to R-19 in the walls. Good insulation values will reduce your heating and cooling costs. Double pane windows also insulate much better than single pane. I'm not sure if they use cooling only mini-split systems or heat pump systems but the higher the SEER or EER of the unit the lower the operating costs. SEER is the seasonal energy efficiency rating. Different models have different ratings. For price point the best value is usually midrange of the highest to lowest SEER. One other thing. You might want to consider some sound insulation in interior walls if they are frame walls. JJ seems like a great guy to work with. I wish him all the success. Came for the preview of the house build and stayed for Gift's happy dance!

Ok Joe.... Autocad.... Computer Assisted Drawing... manu different programs out there..technology for drawing blueprints, etc. I was trained to draw prints for ship structure before the age of personal computers ( pc ) came along. In comparison.... it’s something like these guys doing everything by hand labor as opposed to the machinery available in the western world... Thais love to work. The house is coming along nicely.... thanks for sharing .... c u on the next one... :-)). Nice “custom designed” home .

off to a great start .. it's mind blowing how you can come back the next day and see an entire extension laid out .... all with 37 miles of rebar , a hand hoe and flip flops. wait until they start the roof structure ,,, it's like ants on a hill. these guys are the hardest working people ever ... we're about 2 months ahead of you on our build wait for the goose bumps when you actually get to stand inside the building with a roof and walls in place ,, it's so exciting .. really happy for you guys ! keep the updates coming

i think it will be good idea to install auto fan (calculate attic space to size the fan) at attic space to blow the hot air out, and also consider to install the 2" reflective aluminum foil foam insulation (R-10 should be okay for you climate will also help sound proof) that will reduce large amount of energy and give you maximum comfort.

It all looks great, you both made a good choice in your builder. RE: Vent exhaust in bathroom, think about the moisture that builds up especially after shower. Great video, as always.

HEY THAI GIRL GIFT AND JOE, GREAT VIDEO. JOE, WHEN THE GUY ASKED ABOUT THE VENTING I THOUGHT HE WAS TALKING ABOUT THE SEWER LINES BEING VENTED LIKE WE DO IN THE U.S.. THAT WAY THE METHANE DOESN'T COME BACK UP THE DRAIN. I WOULD BE INTERESTED IN THAT MYSELF ALONG WITH DO THEY USE A P-TRAP FOR ALL THE DRAINS ? I DON'T HAVE THEM IN MY CONDO HERE IN BANGKOK AND MOST BUILDERS DON'T EVEN KNOW WHAT THEY ARE. IT DIDN'T SOUND LIKE JJ UNDERSTOOD WHAT YOU MEANT BY INSULATION . I WOULD THINK IT WOULD BE VERY IMPORTANT HERE IN THAILAND. BUT ALL IN ALL I THINK YOU GOT LUCKY IN FINDING JJ AS YOUR BUILDER. IT LOOKS LIKE HE KNOWS WHAT HE'S DOING AND HIS WORKERS TOO. While JJ speaks good English some things get misunderstood during the translation. JJ understood the insulation question and he has it covered. It will be well insulated. Here in our location the houses have septic tanks. Stay safe!
