I noticed that the ceilings are higher than the typical houses in the US. The tile work often have very thin or no grout between them. I was very impressed with the workmanship of the builders here in Thailand.

Joe maybe you should find a solution for avoiding both the interior & exterior conduit for the a/c units before the brick wall is completed. Or perhaps you could just paint the drainage lines to match the wall color so they aren't so noticeable.

I think $100k is quite reasonable for what you show. Our budget for building in the north of Thailand might be 50% higher. I have quite a bit of contingencies in there and I plan to insulate the outside wall and install high-end AC to keep the climate constant and dry at all times. We also want high quality materials and there will be a lot of glass because of the amazing view of the mountains. Thank you for sharing all this information. You and your wife are welcome to come and visit when we're finished, but there will be a couple of years.

The "Median" price for a 3 bedroom 2 bathroom house in Hawaii is now $917,000.00 USD or 27,500,000 Thai baht. A one bedroom condo averages about $390,000.00 USD or 11,700,000 baht with monthly maintenance fees averaging $700.00 USD or 21,000 baht. Crazy expensive to live here. One of the reasons I plan to retire in Thailand.

Definitely value for money there in Thailand mate, I’m a builder here in Brisbane and there is no way you could build or buy a house for 100k, maybe 4 to 5 times that out in the suburbs. That dance always makes me giggle, so cute Gift is funny. Take care and keep safe guys cheers from Aust 👍👍👍

Les .. take a careful look at the construction and you would see why the cost of the house is lower. A lot of corners are cut (single skin external walls...generally no waterproofing in bathrooms ... concrete slabs are thin withg the reo sitting on the ground etc etc)

The build quality on that home looks great. I would have a problem with such a small lot. I cannot see my Chiang Mai neighbors and am surrounded by lush jungle-like bush. My three dogs, one cat and ten hens have plenty of room to roam. Each to his own! BTW, All 3 of my bungalows are concrete and brick construction and I have zero problem with termites, unlike neighboring wood houses.

When we recently built our place we use the RED BRICK as well. We did a double wall though with a dead air space in between. Doing so hides all of the posts. Very cool (temperature wise) all the time. When you have time check out my build series. You’ll have a good understanding of what happens next. Cheers

The quality of the construction looks very good. Personally I do think there is a very high price premium attached to these types of turn-key tract houses. It's understandable considering the suburban in-town location in the provincial capital with soon-to-be upgraded passenger rail service. The location of this house is pretty much 5-10 minutes to anywhere in Prachuap that you'd want to be. Also, there are loads of government employees living around that area with access to cheap, low money down mortgages. This tends to inflate prices considering most buyers are concerned with being close to work and shopping while having a low monthly payment rather than the total cost of ownership. It will be interesting to see if Gift and Joe's total build costs come in higher or lower than this house in the 'burbs.

You went on to say that no one was there for your basic training graduation ceremony. Wrong, I was there! I'm a retired SSG Army Band trumpet player and was assigned to the 19th Army Band at Fort Dix for 10 - yes ten consecutive years - 1975 - 1985. Having seen vlogs of quite a few homes, I have to wonder why there's such an urge to cover up grass with tiles/gravel/cement/or some other type of stone? In a tropical climate such as Thailand, grass lawns can help dissipate heat.

Hi Guys You house is coming along great, can I recommend you seriously consider ceiling fans. If you want to use AC you’ll need to keep all the doors and windows closed, if you have ceiling fans you can leave them open and get a cooler more fresher breeze and atmosphere in the home. We have ceiling fans everywhere and our doors and windows are mostly open(we have mosquito netting ) It’s just a thought

It can be done but not necessary. I have visited VHomes on several occasions in the middle of the day, no ac no fan and no issues. I am also installing R38 insulation in the attic and I am also upgrading the roof. We will not have any problems. Stay safe!
