Am retiring next year but the thought of retirement gives me weakness. My apologies to everyone who have retired and filing social security during this time after putting in all those years of work just to lose everything to a problem you never imagined to happen. As someone who recently built a new home in one of the colder areas of Canada I can say with surety that that HUGE sliding glass wall is not going to help with heating costs. At -30 and lower that thing will only make one person happy, the propane delivery guy. Without a foundation the winter cold will completely envelop this beautiful tiny home and turn it into a fridge unless there's a big tank of propane outside to feed that furnace. To be built for my climate requires 8 in walls and triple glazed windows, or a fat wallet to keep warm. Its not like you could put the 4000 lb mass heater I have into that either. Fact is you can't wood heat those at all. For the most part you can forget about situating one of these (as nice as this one is) on anything urban. It won't meet zoning. It won't meet zoning where we are either and we're rural, but there are still inspectors and the building code still exists. It is for certain a REAL beauty though, no question, except for how much? Why do these videos always leave out the most important part? Probably because the interest would wane quickly when the budget is revealed.

It can be sold here in the US. Tiny homes don't have to be 399 sqft. It's just that in some states, if not all, if they're more than 399 sqft, you have to pay property tax. If its 399sqft or less, you dont have to pay property tax.

Park Models have to be under 399 sq ft to be considered an RV. If you exceed that square footage then it will be considered as a HUD home. Which is a totally different ball game.
@Born.In.The.U.S.of.A4 ай бұрын
The 399 sq ft is the measurement of the tiny home EXCLUDING the lofts. If your tiny home is 10 x 36 and you have 2 upstairs lofts of 100 sq ft each...the size of your tiny home is 360 sq ft. 360 sq ft is the amount of land that home requires and what property taxes are based on. I do not know of anywhere in Canada that will allow tiny homes to be permitted as residential. You would not pass current building codes to meet occupational standards for a full time residence. It would need to always be portable and anchored down to proper permitted slab anchor points. It would require the right designation of property. ( recreational not residential) It would still require septic system and well with also a power shed with mast for meter base. All permitted unless you buying into a strata shared tailor park with its own amenity's. Very few places exist that don't require cutting a ton of red tape. Its a shame.
@henrivanbemmel3 ай бұрын
Yes, but things can change. The size restrictions were to prevent 'shacks' etc. Sewage is going be a problem and tiny home manufacturers might consider offering options up front. Houses is most subdivisions are far too big. It wastes materials and makes them more expensive. IMHO this is designed to keep poorer people out of subdivisions. Right or wrong these lower income properties are seen by some as a factor that can lower resale value. Guess we'll see how this goes, but there is resistance here. Perhaps having a small community thar is exclusively for tiny homes might be an easier sell. Just like I'd like to see a subdivision of passive homes that are not connected to the grid at all for power, water or sewage and manage on their own. If it worked it'd save a lot on infrastructure.
@manofsan3 ай бұрын
Sorry for my ignorant n00b question - but can't you pay to have it attached onto a foundation?
@IR1Fool3 ай бұрын
@@manofsan It would require a concrete slab with proper anchor points. You would not ever get occupancy permit if you just removed the wheels and placed it on a full foundation. It would need to meet all current building codes and have been inspected and approved. Walls need to be of a certain insulation R-value, same as roof. These buildings shown are maybe built to mobile road worthy standards not home occupancy. There is too many more issues to address then I care to type out. It would be comparable to trying to put a full foundation under a motorhome. In theory it would work, but would not be allowed under current building laws. The best we can hope for is that things change on a government level. I think small homes are a wonderful idea and possibly a solution to current lack of housing.

@@IR1Fool - there's no reason in principle why a factory-built prefab home can't be built to the same standards as a traditional foundation-built home. As a matter of fact they can be built better under factory conditions. Once it meets standards, then why can't it be attached to foundation and gain the same legal status as a traditionally-built home?
@IR1Fool3 ай бұрын
@@manofsan A factory built pre fab home is much different then a tiny home built on trailer. Factory built homes can be built to meet standards. But what is being shown is not built to current standards. Most regional districts are not regulated to except alternate building styles. Even if what you propose to build makes practical sense. I have witnessed the destruction of perfectly reasonable built structures because of tyrannical code enforcement. I guess my best advice to anyone is to really look into what all is involved to appease the regulators of what ever region you buy property to place one of these homes on. Just because you can afford to buy a chunk of property and one of these homes. Does not mean you will be automatically be allowed to live full time in it. If you are willing to live far from any towns and can find a district that does not have building codes then you can build whatever you think is practical.

You would need a 3ft solid concrete wall and pad to set it on. If your water cooler or toilet ever drains on the floor, and it runs down a heating duck, your insulation will be a breading ground for mold. A microwave /fan above a stove will be full of cooking oil and cannot be cleaned out. Many people that fry with a wok have started kitchen fires. Great for miles south of the border.

@@pacman3556 I am also up in the sky, sort of. Half you height with the only buildings I can't see over a 1-kilometer away or more. Agreed wind whistles around tall buildings, but the pressure may not force into the building. Draughts are only caused be gaps in seals. Lack of insulation only causes uncomfortable radiation loss or convection down draughts on the wall face. In your case & the tiny home's I'm figuring where the siding door meets the glass framed wall the seal might be a problem. I've seen snow build up on the inside at the lower corners of siding door. This is not likely to happen high up where spindrift doesn't occur. Glad to hear you don't feel a draught near the glass sliding door - that is something new to me. As for not feeling a draught "up in the sky": it is posible your sliding door has much better seals, the wind pressure is not making it into the building because the building doesn't have good cross flow (air circulation from residential unit to hallway or other residential units), you balcony in recessed in the building facade causing the wind pressure to be less on your sliding door. At any rate keep comfortable, sound like you're in a good building.
