Awesome video! Not sure about making money back in a reasonable amount of time though. The 1 bedroom At 8,000THB a month it would take 22.9 years to make your money back and at 10,000THB it would take 18 years. I mean appreciation is good and all but that rent is not high enough for a rental property.

Rental yields are horrible since the peak of 2016, anyone that lived here long enough that knows it but there is always new people who try to shill them. The quality and maintenance is often horrible too, and as they are not really occupied, you pay management fees, you pay agent fees to find tenants that leave all the time + tax is coming.

if the audio equipment can just be left like that without disappearing, it's pretty wild and amazing i live in denmark one of the safest countries in the world according to so many people not even a remote control for a tv in a hospital waiting room can be left out without being stolen

Hey Paul, just a quick correction. The 2 bedroom condo you showed is not classed as a 2 bed per se. Noble classes it specifically as a 1 bedroom plus. The actual 2 bedroom properties would roughly be around 45-46sqm.

I bought a unit from Noble last year but located at Srinakarin road. It is right next to yellow line monorail Sri-Lasalle station. The unit I bought is 35 square metres. I actually wanted a bigger one, but 35 is the biggest. Haha. The common area fee is 45 bath per square metre per month, so it’s roughly 19000 B, pay annually in Jan each year.

I have rented it out since Jan this year for 1 yr contract. The renting in this condo is actually not bad. It is close to Singapore international school and not too far from hugh mall like Mega Bangna and Seacon Square. I put an ad on FB page and got many calls from agents & potential renters within a couple days.

I have never used airbnb before but renting a unit out for less than a month is prohibited for most condos. Some condos are very serious (and the owner will be fined heavily by the juristic office when it finds out) and some are not.

its not a shoe box.. its practical and beautiful.. there's no winter in Thailand.. all the space you want is outside.. American need to redefined the concept of space and self..

You can get stable income with the right place but making profit from it is going to be tough. 1000s of condos are empty.

@@innervisionjj How? Because they do have places that do Air BnBs. What is illegal is the ROI that you get when you rent the property out. Even though its start at 60K the ROI is still not worth it. That is the reason why I ask if they Air BnB the property out.

@@innervisionjj How? There are many foreigners doing Air BnB, as long as they follow the guildlines of Air BnB in Thailand and as long as the building allows it. The ROI is not worth the investment to only renting the standard month to month or long term lease. The price on that 60K condo (and other condos presented) have to be cut in half to get a proper ROI investment on the property. That all I am saying.

Good location if you want to be far from popular tourist areas in Bangkok. But a 5% ROI sucks. Good luck getting your investment back.

2.2M baht is like 65K tho, one could finance a house in Europe for that and actually get like 50k baht rental income. For 1.5M baht I would consider it.

Its a great price and very nice 👍🏻but that booking fee 😮 its looks like a deposit for rent and its not a rent if it is like one time payment for maintenace of the building than maybe but i think i prefer to live in a rent condo or apartment😂🙏🏻

Nice video. Like the lower-priced places. But beware buying Thai condos if you are a foreigner. Renting is the way to go. Many videos outline the problems.

Video got my entrepreneur mind thinking non-stop. I can LLC the $55K. Then, each year, use it few months, airbnb few months, send friends there few months. I like that it is near a university. I can send kids, nieces, nephews, friend's kid. Geez, options are endless. Have to go & see. Not sure why Thai has never been on my radar.

I wouldn’t recommend renting out property in Thailand. It’s an unregulated minefield over-there. Even if you went through a property agency to manage it. I’ve seen so many horror stories of Thai landlords getting their rented out properties completely destroyed.

@@GenkiStarLeaf Good point. But regulated markets are not EZ. An LLC friend rented out $350K house. Tenant secretly pet sitting with 5 animals trashing. It took 7 months to kick her out, So, she lived 7 months free before courts came to kick out. Money lost = 7 months x 3K = 21K + legal fees + renovation. They cry nonstop.

It's good for survival in luxury settings. At least you will never be homeless even if you lose your job and just get some contract work from time to time you can rest assured that your home is paid for at only $60k. I am speaking to Westerners that earn a good wage ($200k USD+).

From my experience with another Noble based condo, you would be looking at $50 - $60 per month for service charge.

It’s 25km away from the center, 3km from the metro station. And most importanly, it seems to be right under the flight path of the airport runway. To be honest, for the small size of those apartments, i don’t find it that cheap (and I’m from Canada).

Dentists are way cheaper than other major cities. A lot of dentists speak English so no communication problem

Not having a 13th floor has NOTHING to do with Thailand - I suggest ou try finding a 13th floor in most of the world. GENERALLY not done, or not accessible (nice floor for some tech level).

60 k for condo in Bangkok is expensive...with 60k you can buy a big and brand new house outside Bangkok, unless you have a well paying job in Bangkok. Jobs are not 100% quarantee anyway...

A Murphy bed is essential in this small space. Even then the size is very challenging. It looks very empty in the shared spaces which could be depressing.

it is not cheap at all. multiply it by 3 to get decent condo size and 70 sq come to almost 200K USD. for that money you can but a lot of nice properties in Spain or Italy

it sounds like a terrible business to buy to rent out it will only take 21 years to break even if you only and then everything else comes next to it e.g. tax maintenance administration etc... you are going to lose a lot of money if you buy to rent out

@ZENbulldozer - Currently, Bangkok is in the rainy season and it's hot and humid so wearing loose-fitting clothing is a must! Light and airy clothing will keep you cool in a tropical climate.
