The 1 bedroom At 8,000THB a month it would take 22.9 years to make your money back and at 10,000THB it would take 18 years. I mean appreciation is good and all but that rent is not high enough for a rental property.

Rental yields are horrible since the peak of 2016, anyone that lived here long enough that knows it but there is always new people who try to shill them. The quality and maintenance is often horrible too, and as they are not really occupied, you pay management fees, you pay agent fees to find tenants that leave all the time + tax is coming.

Hey Paul, just a quick correction. The 2 bedroom condo you showed is not classed as a 2 bed per se. Noble classes it specifically as a 1 bedroom plus. The actual 2 bedroom properties would roughly be around 45-46sqm.

I bought a unit from Noble last year but located at Srinakarin road. It is right next to yellow line monorail Sri-Lasalle station. The unit I bought is 35 square metres. I actually wanted a bigger one, but 35 is the biggest. Haha. The common area fee is 45 bath per square metre per month, so it’s roughly 19000 B, pay annually in Jan each year.

I have rented it out since Jan this year for 1 yr contract. The renting in this condo is actually not bad. It is close to Singapore international school and not too far from hugh mall like Mega Bangna and Seacon Square. I put an ad on FB page and got many calls from agents & potential renters within a couple days.

I have never used airbnb before but renting a unit out for less than a month is prohibited for most condos. Some condos are very serious (and the owner will be fined heavily by the juristic office when it finds out) and some are not.

The ROI is not worth the investment to only renting the standard month to month or long term lease. The price on that 60K condo (and other condos presented) have to be cut in half to get a proper ROI investment on the property. That all I am saying.

I wouldn’t recommend renting out property in Thailand. It’s an unregulated minefield over-there. Even if you went through a property agency to manage it. I’ve seen so many horror stories of Thai landlords getting their rented out properties completely destroyed.

It took 7 months to kick her out, So, she lived 7 months free before courts came to kick out. Money lost = 7 months x 3K = 21K + legal fees + renovation. They cry nonstop.

It's good for survival in luxury settings. At least you will never be homeless even if you lose your job and just get some contract work from time to time you can rest assured that your home is paid for at only $60k. I am speaking to Westerners that earn a good wage ($200k USD+).

It’s 25km away from the center, 3km from the metro station. And most importanly, it seems to be right under the flight path of the airport runway. To be honest, for the small size of those apartments, i don’t find it that cheap (and I’m from Canada).
