Yes, it's laughable when corporate media and municipalities point at short-term rentals as the cause of housing price increases. Surely it couldn't have anything to do with the trillions of dollars that we handed private equity firms to purchase single family homes for 30 and 40% above their actual value.

@@KaiAndrew I read 'Rich Dad Poor Dad' in the early 90s. Feeling unsafe being a g0vernment employee (I was a public sch0ol teacher and had lost wages when picketing for an increased salary 3x during my career). I decided to take Robert Kiyosaki's advice and invested my $ in real estate. I started by c0nverting a laundry room in my home into a rental. This generated enough $ to cover my child's college costs. I later built an ADU in my back yard. This generated even more income for me as both a sh0rt-term and long term rental. I was netting $3500/mo in rental income. I continue to follow Robert Kiyosaki and owe all of my real estate knowledge and expansion from reading his book 'Rich Dad Poor Dad.'

You should do one for the BC, Canada market, where our provincial government has not only banned illegal short term rentals, but banned buildings that are zoned commercial in tourist cities as well! Commercial buildings being forced to rent to long term renters, all while paying premium purchase prices, commercial property taxes and insurance, etc...

I believe, It's more an issue with leadership and and leaderships understanding of basic economics, free market theory and how money works. But yes, slapping new taxes and laws is very rarely the answer to anything but seems to be the other levers government really ever uses.

Our city raised property taxes by 6% this year and they're jumping with joy. Their statement "we are among the lowest in the country with the 6% increase". They forgot to include we've had the most amount of growth in the country also which means we are collecting more tax from new units which should offset out of the ordinary increases. The truth is they're all failures and need to go.

Interesting hypothesis. Some areas charge a "bed tax" like in California, only if the rentals are in unincorporated areas of Los Angeles County. If all the states and municipalities charged a bed tax just like in the hospitality industry, this would deter some investors from buying single family residences and would leave these listings to Americans buying homes for living and not for profit. Leave investors to purchase multi-family investments (duplex and up) and/or hospitality products in the proper land zones. There's a reason why municipalities have general zoning maps for every specific land uses. I agree the system is flawed. For example in California, ADUs are permissible, but since the cost of building in an inflated real estate market, this has driven rental prices up and thus also inflating real estate prices. However, there is a new...Prop 33 in California that will allow municipalities to decide to include SFRs in our statewide rent control laws. This would hurt investors, but at the same time would help Americans purchase SFRs for living and not for profit. Great video. Thanks for sharing your ideas.

Hilarious - and I love it! So - aren't long term rentals the investor side of the market causing some real strain? We just need, as a country, to build a LOT more housing. The PacNW where I live is a super-popular destination and we just can't keep up with demand. That's it - supply and demand. Cheers.

The area I live in has been pretty negatively impacted by airbnb - nearly 1 out of 10 homes in my community have been converted to airbnbs and growing .. home prices up nearly 2X the national average. Lots of locals getting forced out of the community as a result. I actually view what I’m doing (and the type of development you preach) as part of the solution instead of part of the problem. There is a huge difference between buying a mediocre house on Main Street to airbnb vs buying vacant land to build a purpose built lodging development
