The last example, if he cannot make enough during the year to cover interests and other living expenses, how the 550k deductible can be used? In order to pay the interest and other expenses, I am guessing he has to make 200k at least. What if he can not make that much during the year? What will happen?

Let's see if I understand this: you apply depreciation on an appreciating asset? But that would increase your capital gains when you sell, compared to if you hadn't depreciated, right? But the idea is that it's up to your heirs so deal with that?
