The amount of Bullshit loaded off in this video is alarming - both on a moral and technical level. "Selling" investment as speculating, implying there is a greater risk attached to investing in stonx than real estate is just preposterous. In essence - and the presenter knows this full well - it all comes down to focusing on a very small segment of the market that catches your interest and you'd die to know more about. The moral part: Well you have 0 idea what it cost to run the most successfull country on earth, so when you want to cut your contribution to a minimum you are essentially undermining US' position as such. Please never ever again use public roads, bridges, rely on the police to help you out, consult the municipality to assist you in any social matters or in general exploit a public service as you are basically using my money.

Luckily, my spouse and I were able to pay off our mortgage early. We took the money we were spending to accelerate our mortgage repayment and invested it right away while we were both still working. We were able to retire early after accumulating what would have been our home payment for over 7 years and maxing out our 401K/403B plans. Thankfully, both of our parents taught in us the importance of living within our means.

Someone tell this guy that buying real estate is MORE risky than your average S&P500 stock. When you take a 20% down mortgage on a home, you’re leveraging 5-to-1. That means if your home depreciated, you can be underwater and OWE the bank a lot. That doesn’t happen with stocks.

I am risk taker and a dividend investor, My wife and I have invested in the S&P500, both through my TSP with the government, and through fidelity in her 401-k. Cashed out 270k from the S&P and invested with a Fin-Planner, MonicaMary Strigle. Until around 3 years ago we were 100% in the s&p after over 30 years. I’m retiring at the end of this month at 62, while my wife will retire next year at 60. Under Monica, I bought Bitcoin, Ethereum, Solana, Cardano during 2022. I got 173% gains in 2023. I anticipate further gains in the upcoming months of 2024, with additional speculative assets in play, such as my recent shorting of the Chinese Index. This works right up until the market values plunges. Then you will be bankrupt. Worse than bankrupt and you will owe taxes, lots of taxes, you will even owe taxes on the money that was defaulted on. Except you won't have money to pay. Then the IRS is all up in your ass. Then you will go to federal prison. There are a good number of people in prison to this day from when this happened in 2008. These asset values are not going to hold, they are unsustainable. At some point there will be another market correction. Then you are toast.

Truth. I was a 2008 Realtor in SW Florida where property values went up 25% per year in some areas. Greedy clowns were buying no-doc, interest only, balloon mortgages to own rental spaces they could leverage to buy another. And another. And another. I insisted that my customers had a bank note showing sufficient savings/cash to make a reasonable down payment, and had a survivable DSCR. I was occasionally told a clients finance was none of my business, so I walked away from those people. I like to sleep at night. When the property value correction came, people were destroyed. Don't be that guy.

You forgot to mention that for capital gains, only long term is taxed at 15-20 percent. Short term is taxed the same as your tax bracket.
