Show up close to an hour early and get the roof and the exterior done. If you cannot get in the house until the agent gets there then you should be sitting in your truck doing as much of the report as you can. As soon as you can get in the house go straight to the kitchen and start there. Once you’ve got everything going in the kitchen just follow the walls and inspect what you come to until you arrive back in the kitchen. If it’s really hot or really cold outside then you can go straight to the thermostat and get whatever you want going. so now you’ve seen everything and you have all the water running for a thorough plumbing inspection and the HVAC is doing what you wanted to do and all the lights are on and so on. This is when you stop and do stuff like looking in the attic, looking in the crawlspace, looking inside the electric panel, going back-and-forth to the sprinkler system moving the zones etc. In the middle of all this is when you meet the client if they show up. Make it short and sweet because you were very busy Inspector and you’re in the middle of a very thorough home inspection all for them. On average do this anywhere from 2 to 4 times a day hopefully only Monday through Friday and make yourself around $300,000 a year.
