I must be missing something here. If you had no debt on three investment properties and they delivered $75000 total in rent then by the time you paid land tax, accounting fees, property management, maintenance, oc fees, rates, insurance etc etc you would be lucky to have $50,000 per annum left. Then personal income tax on what's left leaves you $43,000 p.a. That will not be enough money to retire on. Apart from the money aspect, property is not time passive so you will have time constraints that then makes you semi retired. Equity/capital gain is generated but is not cash flow to live off. So maybe that's the missing piece. How do you access equity to retire on whilst maintaining cash flow from investment properties?

@@ichrisone I think it's good to invest in property (I have) but you can't retire on three properties. It may be better to have an exit strategy at 65. In that way you gain access to equity built up over 20+ years and you free up time as property is an active asset sucking up time even if you have a property manager.

Hi Ravi, I see your videos but todays if u have investment property the rent and bank loan are not equal. So money will go out of pocket. This is not a realtime scenario. Till the time investment property don’t pay bank loan by itself through rent otherwise it is very risky and not feasible. A person who has a family cant risk so much. Yes a bachelor with no obligation can think about it.

All depends on how quickly you want to retire. Amount of properties vs passive income goal. My goal was always 3-5 years. Most cant even achieve 15+ years to retirement. For the ones that even do take action.

What type of income would the bank expect u to have serviceability wise to service 5 properties?

Good video, however having the capital to buy a $400k property every year for 5 years in a row is a bit of a joke for most people. This is only for rich people or people who live with their parents on good incomes. Most people have started a family and need to buy a big place for their family to live in.

The hardest part is saving for the first place, after that you can use equity to continue to get more and it snowballs being easier and easier

Few errors in this one. Buy a property every year for 5 years. First one is up full amount. Last one costs you more and is up less.

Net net rents are in the 3-4% range before tax and interest not 5%. They may go back up of course….

These strategies work well with “negative real interest rates.” Basically you get paid by the central bank to leverage up. The RBA hasn’t increased rates enough to put a squeeze on this. Be careful, they might. Then this bloke and every other leveraged punter will be liquidated about the same time.

Hey Ravi Sharma is it worth it when I've find a property with a 61.5% ROI with a Down payment of $16,000 using first home guarantee and using stamp duty exemption for a house under 600k which help me save up without paying LMI? current house is worth $320,000 Down payment is $16,000.. using first home guarantee of 5% of the Property.. And I would love some insight thank you.
