I started an apprenticeship at 27 after being in a job i didnt like. Took a hit to my pay for the first few years but now well ahead financially and enjoy what i do. Also left my relationship i wasnt happy in (and my house) and after renting for 2 years on my own I have now bought a house by myself and will be getting an investment property as soon as i can. Glad i had done that then instead of just putting it off because it was too hard. Just now getting that gratification i have been delaying for the last 2 years and has been worth it.

What do you reckon would happen if every time someone bought an investment property, they had to live in it for a year before renting it out.

Not sure.. I stay in an absolute tiny shitbox with two selfish neighbours. While my tenants have a place over twice as big with a pool and central aircon, and I pay more on the mortgage than them. What do you think would happen?

Pump as much money as you can into your superannuation while young. Don't get divorced as you'll lose half that super. At 60, move somewhere with a cheap cost of living like Malaysia, Bali, Thailand etc. Done. Unless you have a paid off house when you retire in Australia, you will retire poor.
