I witnessed the beaside suburb Iluka when it was first being developed and local builders started with construction & opening their own display homes of high quality for the public to inspect. It was just sand dunes and the beach before the suburb was developed and the rest is history as the upfront design work of the suburb was top notch. Overseas viewers would not be aware that all these homes are built out of concrete pads and double brick walls with a 50mm cavity in between and same with the upper level of the two story homes also a concrete pad with double brick walls and 50mm cavity (no timber frame houses were constructed) making these homes very solid and sound proof. The block sizes the houses are built on were also very generous (unlike todays small block sizes). The result is many grand homes of highest quality were built in this suburb and majority of the houses with swimming pools

Oh man, This is so beautiful and peaceful. Is this a newly developed area? Are the land/house values higher than in Perth's neighborhoods (inner cities)?

Yeah it a really great area! I lived there in 1995 actually, it was just starting development at that time....and I haven't been there since....so many huge and nice houses now! So it is not that new...there are other newer beachside suburbs...

For Land/house value here in Perth, compare to other beachside suburbs it is on the cheaper side, but it is higher than most inner city suburbs....except those inner city suburbs that are really close to Perth CBD
